Dear Mr. Zito:
The following resolution was adopted by the Southold Town Planning Board at a
meeting held on Monday, November 1, 1999:
T'he final public hearing which was held at 7:45 p.m. was closed.
'['he following resolution was adopted:
WHEREAS, Frank and Carol Ann Zito are the owners of the property known and
designated as Broadwaters Cove Marina, SCTM# 1000-104-8-2.5, located on
Bay Ave. in Cutchogue; and
WHEREAS, a formal application for the approval of this amended site plan was
submitted on August 9, 1996; and
WHEREAS, the Southold Town Planning Board, pursuant to the State
E--nvironmental Quality Review Act, (Article 8), Part 617, declared itself lead
agency and issued a Negative Declaration on October 21, 1996; and
~NHEREAS, a final public hearing was closed on said site plan application at the
Town Hall, Southold, New York, on November 1, 1999; and

WHEREAS, boats for storage or sale will not be placed in the parking area north
of the basin; and
WHEREAS, this site plan was certified by the Building Inspector on October 6,
1999; and
WHEREAS, the Southold Town Planning Board, pursuant to Chapter 58, Notice
of Public Hearing, has received affidavits that the applicant has complied with
the notification provisions; and
WHEREAS, all the requirements of the Site Plan Regulations of the Town of
Southotd have been met; be it therefore
RESOLVED, that the Southold Town Planning Board grant final approval on the
surveys dated August 25, 1999, and authorize the Chairman to endorse the final
surveys subject to a one year review from date of building permit.
Enclosed please find 2 copies of the approved site plan; one for your records
and one to be submitted to the Building Department when you apply for your
building permit.

Dear Mr. Brown,
As discussed, elevation drawings for the tool storage building have been
placed in the ARC box at the planning office.
These drawings were received by the Board on August 8, 1996, and
inadvertenly not included with the elevations for the new storage building
for your review. The tool shed is a concrete building that will be
elevated to avoid flooding at high tide, and increased in size by 108
square feet or 9' by 12'. The addition will continue the block
construction.
The Board would like to resolve these remaining issues as this application
has been pending for over three years.

The Planning Board has received the enclosed recommendations from the
architectural Review Committee. With the exception of the recommendation
to move the building tile Board agrees with the recommendation to apply
wood siding and a steeper roof pitch on the storage building.
Please feel free to contact either of the ARC Co-Chairman to obtain
clarification or to discuss alternative solutions. Mr. Strang can be
reached at 765-5455, and Mr. Brown at 477-9752.
When agreement is reached on the ARC recommendations, the Board will
consider final approval.
