Replace steel girders in cellar with (2) 13/4!'x 9y2" ML-s and add 4 new cols and footings located midway between the existing cols, and the foundation walls. 2. Replace 2 x 10 floor joists @ 16" o.c. with 9V2"deep TJI 230 floor joists @ 16" o.c. 3. Bolt the two columns in the garage to the steel girder using yz' bolts with nuts and washers. Type of Construction: The building construction type of method is light or standard duty wood frame construction and is in accord with the criteria established in Sections R601 and R602 of the Code and the applicable Tables of the Section(s). This information has been detailed in Drawing RS-1 and described on PP-1, ALT PP- 1 and PP-2 of the submittal. 4. Design Criteria - Engineered Design or Prescription Design: The design criteria used for this building construction with conventional "western" platform frame construction, is a combination of both the Prescriptive Design method as per Section R301.1.1 of the Code and the Engineered Design method as per Section R301.1.2. of the Code. Specifically, the following structural components have been selected or designed by the following methods: a. These requirements have been included on the Contract Documents and comply with Section R310 of the Code and as noted above. Specifically, the minimum clear open areas, as per R310.1.1, at all units is not less than 5.0 square feet at the basement or grade level and not less than 5.7 square feet at the first and any applicable second floor levels. The designed net opening size, as per R310.1.3 and R310.1.2, of 1'-8" wide and 2'-0" high has also been complied with or exceeded. The required sliding door unit or "window wall" net escape area, as per R310.2, has also been complied with or exceeded. The standard basement or below grade escape device or unit, and where required, escape ladders and well diameter, as per R310.2.1, also complies with or exceeds the Code criteria. Location of the Fire Protection Equipment, i.e. Smoke Alarm: The mandatory inclusion of smoke/fire detectors as per Code, Section has also been complied with. Fire/Smoke detector devices are hard wired and have battery back up and are located at all kitchen, garage, basement, sleeping or bedroom, corridor, and/or stairwell/vestibule areas. Energy Calculations from Design Professional: The selection of the Engineered Code Compliance method was the "Prescriptive method" as allowed by the Energy Code. The mandated Energy Code Criteria and Design Compliance for the described building has been designed so as to conform to the requirements of the New York State Energy Conservation Construction Code or Residential Buildings Three Stories or Less in Height, All work illustrated for construction has been calculated to conform to the criteria for residential construction. Design criteria has been established and calculated for 2" x 6" nominal wall construction and the inclusion of any and all optional insulated stucco 2" x 4" wall system construction, including openings, doors, windows, and/or similar construction, which may or would have a negative impact on the overall required ratings. The criteria for design compliance for the single family residence has been calculated for Thermal Ratings for Zone 11 B as per New York State Energy Code Prescriptive Package method as per Table 2 or as per Prescriptive Building Envelope Requirements in accord with Tables 5.03.2.4(3) through 5.02.4(6) per the Code. These requirements have been illustrated on Drawing EN-1, Details 1-6, and as per the Energy Code criteria and design compliance calculations and notes at the left hand side of the document, and described on Drawing PS-1, Section 105, item 5a j, PS-1, Section F, items la through f and 2-4. These additional factors represent approximately twelve percent of the floor area. The response to Mr. Boufis' query and the justification for the connector bracket is as follows: The purpose of the prefabricated Simson, or equal, rafter connector at the ridge beam . is to reduce the possibility, and probability, of the roof from being split apart or lifting at the center from internal wind pressure as well as the positive verse negative external wind pressure due to high winds. In essence, the connector aids in maintaining the ridge and rafter connector as a single compression unit when upward pressure creates a positive pressure at the interior of the attic or roof framing. This "device" does not eliminate the collar tie which serves a similar but different static load transfer device and is therefore not redundant.
