Dear Ms. Martin:
The Southold Town Board of Trustees reviewed the site plan prepared by Robert I.
Brown dated October 24, 2003 and determined the proposed renovations and additions
to the existing single-family dwelling to be out of the Wetland jurisdiction under Chapter
97 of the Town Wetland Code and Chapter 37 of the Town Code.
Therefore, in accordance with the current Tidal Wetlands Code (Chapter 97) and the
Coastal Erosion Hazard Area (Chapter 37) no permit is required. Please be advised,
however, that no construction, sedimentation, or disturbance of any kind may take place
seaward of the tidal wetlands jurisdictional boundary or seaward of the coastal erosion
hazard area as indicated above, without a permit. It is your responsibility to ensure that
all necessary precautions are taken to prevent any sedimentation or other alteration or
disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and
Coastal Erosion Hazard Area, which may result from your project. Such precautions
may include maintaining adequate work area between the tidal wetland jurisdictional
boundary and the coastal erosion hazard area and your project or erecting a temporary
fence, barrier, or hay bale berm.
However, any activity within 100' of a Wetland line or seaward of the Coastal Erosion
Hazard Area would require permits from this office.

Attached please find information concerning the above named property. The owner is
to subdivide the property as the accompanying survey and the planning board is
seeking from agencies that will be involved throughout the process
requesting us to seek permils
of demolition and future renovation/additions.
The existing residence's location requires the removal of a large section of the southern
end to be removed to conform with the proposed new property line and required side yard
setbacks. Any new additions shall be landward oftbe existing brick porch on the south
end. At its closest point this porch is ! 12'4" from the high water mark. The septic system
on the water side of the residence shall be abandoned and the new septic system shall be
designed to be landward oftbe existing structure. We will supply you with a site plan of
the proposed footprint when it is ready, but we need your input to get through the
planning board process concerning the existing structure and the proposed demolition.
There are grasses and wild sweet peas growing on the beach but they are well above ~ihe
water line as shown in the photos. We need your input as to whether there are wetland
grasses above the high tide line, thus requiring a full permit application.
