Dear Al;
I am writing this letter to respond to a clarification request that the Bulding Dept.
has asked .of us.
We had obtained a Trustees Wetlands Permit to Ceplace our existing structure with a 2
story structure on the same foundation footprint.(Permit #5188).We are exploring the
option of swinging a quality, pre-manufactured stucture on the same exact foundation
footprint that was approve~in July. The foundation footprint is 25 foot three inches
deep, and the new structure would be 26 ft. deep, which woud mean that there would
be an approximate 4,5 inch overhang in the front & rear.
The Building Dept recognizes that it is common for overhangs of structure over exist
ing footprints (& soffits typically overhang from 10' to 20' around structures) & this will
not effect the lot square footage as appears on the existing survey,as approved.
However, they suggested it would be a good idea to confirm this with you before we go
ahead & place our order. They also pointed out that we had evidence in their files of a
prc cxisting deck in the rear which measures 14 X 11 ('154' area) in the rear w/steps
accessing the pre-existing dock & Seawall, but that is considerably less than the area
quanity we have now. We have concluded that a deck & steps of the pre-existing size
would be sufficient for qur needs. We wre hoping to clarify this as well.
Just to keep you informed, we spoke with Mr. Frank Cempenelli regarding our interest
in his lot for presevation & he stated that the lot is still tied up with someone who is
attemping to develope it. I can't do much more than I already have for now.

during its regular meeting held on July 19, 2000 regarding the
above matter:
WHEREAS, Pec~nxc Associate~, Inc. on behalf of DOUGLAS DE YEIS
appii~d to th~ Southold Town Trustees for a permit under the
provisions of the Wetland OrdJ. nance of the Town of Southold,
application dated June 21, 2000, and
WHEREAS, said application was referred to the Southold Town
Conservation Ad.visory Council for their findings and
recommendations, and,
WHEREAS, a Public Hearing was held by the Town Trustees with
respect to said application on July 19, 2000 at which time all
interested persons were given an opportunity to be heard, and,
WHEREAS, the Board members have personally viewed and are
familiar with the premises in question and the surrounding area,
and,
WHEREAS, the Board has considered all the testimony and
documentation submitted concerning this application, and,
WHEREAS, the structure complies with the standard set forth in
Chapter 97 of the Southold Town Code,
WHEREAS, the Board has determined that the project as proposed
will not affect the health, safety and general welfare of the
people of the town,
NOW THEREFORE BE IT,
RESOLVED, that the Board of Trustees approve the application of
DOUGLAS DE FEIS to replace the existing residential dwelling on
the same foundation (subject to review by an architect or
structural engineer) with a two-sto~-f dwelling. Building
footprint to be identical to existing.
BE IT FURTHER RESOLVED that this determination should not be
considered a determination made for any other Department or
Agency which may also have an application pending for the same
or similar project.
Permit to construct and complete project will expire two years
from the date it is signed. Fees must be paid, if applicable,
and permit issued within six months of the date of this
notification.
Two inspections are required and the Trustees are to be notified
upon completion of said project.
