Adoption of Meeting Minutes: · Adoption of minutes from March 9, 2005 MOTION made by Craig Arm, seconded by Ray Huntington, to accept minutes of the March 9, 2005 meeting. Motion carried 4/0. The members entered into EXECUTIVE SESSION. Lengthy discussion between LPC members concerning offer to be made to landowner and whether or not LPC should restrict the allowance or placement of future ag structures. Discussion to continue at next meeting. ROWEHL PROPERTY: [executive session] SCTM #: 1000-100-2-6.1 Location: Oregon Rd, Mattituck Total Acreage: +27.2 acres PDR Acreage: +25 acres Zoned: A-C CPF: Yes Reviewed appraisal update. Last offer to landowner was made on April 10, 2003. LPC members present would like Committeeman Fred Lee to personally contact landowner relaying Committee's continued interest in obtaining a development rights easement on this property and price range per acre under consideration at this time. SILL PROPERTY (Pipe's Cove area): [executive session] SCTM #: 1000-45-5-3 Location: 70282 Main Rd, Greenport Total Acreage: +15.2 acres Zoned: LIO CPF: Yes SCTM #: 1000-45-5-4 Location: 70284 Main Rd, Greenport Total Acreage: +8.95 acres Zoned: R-80 CPF: Yes Reviewed status of offer: Reviewed letter Randy Parsons, The Nature Conservancy, received from Gail Wickham, attorney for property owner, rejecting offer presented to property owner for land acquisition. LPC members directed Randy to pursue further purchase negotiations by meeting directly with property owner and her attorney. Melissa Spiro directed to review details of offer with Randy prior to said meeting. END OF EXECUTIVE SESSION · FLOWER HILL BUILDING CORP. Melissa Spiro directed to give LPC members recommendation to Town Planners to relocate potential lot into the northwesterly corner formed by property lines and to relocate driveway for said lot to along property line off Ackerly Pond Lane; or to relocate said potential lot into the "triangular" area formed by Ackerly Pond Lane and southwesterly property line. LPC made these recommendations in hopes of creating a more viable agricultural area. The original layout created areas that would not likely be farmed. Inquiries: · FOUNDER'S LANDING VINEYARDS LLC PROPERTY (f/k/a Duffy Estate): SCTM #: Location: Total Acreage: Zoned: CPF: 1000-63-2-p/o 6 between Boisseau & Railroad Ave, Southold +7.13 acres R-40 n/a Reviewed letter from attorney re: structures within recorded easement area. Reviewed recorded easement language - easement does not allow for agricultural structures. BATUELLO PROPERTY (f/k/a Kaloski): SCTM #: Location: Total Acreage: Total PDR Acreage: Zoned: CPF: 1000-102-4-6.1 1855 Alvah's Lane, Cutchogue 22.811 acres (per survey) 22.611 acres purchase by Town 2/5/99 A/C n/a Reviewed letter from landowner requesting barn. Melissa Spire directed to contact property owner requesting further information concerning maximum capacity of horses to be boarded in said barn, plan for waste management, parking location. Members requested property owner's clarification of "not an arena" as defined in his request letter dated March 22, 2005. General: · Melissa Spiro's status report handed out but not discussed [executive session materials] Informational: Public Hearing scheduled for RID legislation - April 12, 2005 at 8:00 p.m. Melissa Spire to obtain latest draft of legislation to distribute to committee members prior to public hearing. · Badenchini contract signed by property owner. Public Hearing to be scheduled. · 2004 State Grant awarded to Town of Southold in the amount of $1.2 million dollars. Projects on grant discussed.
