WHEREAS, Garret A. Strang, Architect. on behalf of Joseph & Therese Ciampa applied to the Southold Town Trustees for a pennit under the provisions of the Wetland Ordinance of the Town of South old, application dated September 13, 2002 WHEREAS, said application was referred to the Southold Town Conservation Advisory Council for their findings and recommendations, and WHEREAS, a Public Hearing was held by the Town Trustees with respect to said application on November 20th 2002 at which time all interested persons were given an opportunity to be heard, and, WHEREAS, the Board members have personally viewed and are familiar with the premises in question and the surrounding area, and, WHEREAS, the Board has considered all the testimony and documentation submitted concerning this application, and, WHEREAS, the structure complies with the standard set forth in Chapter 97-18 of the Southold Town Code. . 2 . WHEREAS, the Board has detennined that the project as proposed will not affect the health, safety and general welfare of the people of the town. NOW THEREFORE BE IT, RESOLVED, that the Board of Trustees approved the application of Joseph & Therese Ciampa For a Wetland Pennit to construct an addition to the residence, install an in-ground swimming pool with a stone terrace, an existing dock with a catwalk and float and a stone path access - stone path contains it's own drainage also removal of a proposed screened porch on the east side of the house being disallowed that will be removed ¡¡-om site plan as per plans stamp dated 12/11/02. BE IT FURTHER RESOLVED that this detennination should not be considered a detennination made for any other Department or Agency, which may also have an application pending for the same or similar project. Fee must be paid, if applicable and pennit issued within six months of the date of this notification. If inspections are required, at a fee of$5.00 per inspection (See attached schedule). The present dock is already extended into the chane!. Any further extension would prevent any access through the chane! from either direction. 2. The pool would be located too close to the property line which is the community beach area. Are there any restrictions of pools located on the side property of a home? 3. The proposed garge would be located too close to the road on the front side of the house. 4. The proposed screened porch would be too close to the property line. The house itself is located too close to the property line. 5. We don't quite understand the proposed deck addition. 6. To extend the existing catwalk and ramp no further than the southerly edge of the existing float; 2, Relocate and instalI the existing 6'x20' float perpendicuJarto the southerly edge of the catwalk In a "T" configuration. I am hoping you can help me. I recently heard about this request for a permit and realize the negati"e impact it would have on my property, Please let me know what I need to do to object to some of the upgrades, Below are the derails of my objections. I reside at 800 Beachwood Lane, Southold NY, direct neighbors to Mr, And Mrs. Ciampi located at 650 Beachwood Lane. We both live on Goose Neck Creek. I heard about their plans 10 upgrade the existing house and extend the dock through the Southwood Association, the community we live in, Two items that directJy impact my property: 1) Dock extension of 40 feet past the current dock. My objections are as follows wHh pictures attached, It is also important to note that Mr. And Mrs. Ciampi's house is on an angle and their dock is on an angle into the water. a, I object the extension. b, The extension will impact my navigation to and from my dock, (Prior residents ofMr. Ciampi's house had two large boats and utilized the current dock,) c. The extension will inhibit my navigation through the Goose Neck Creek channel. d, I have nieces and nephews staying with me and they enjoy swimming off my dock, I am concerned tor their safety if the extended dock is to close in proximity, e, Tbe property value will be impacted since the dock will cross views and will practically be in my back yard, feeling of being fenced in, It also does not give the wetlands look and feel. f. If this allowable, and I choose and receive the right to extend my dock. I will not be able to build given that his extended doc will be very close to mine, 2) The porch to be built at the back of the house, Mr. Ciampi's house was built outside of the 15 feet zoning requirement, it was built within 8.9 feet of the property line, The extension of the back porch \\Oll further go outside that limit and be built within 8,4 feet of the property line, a, I object to building too close to the line, b, The structure located lhat close will reduce my views of the water. c, The structure could potentially reduce the value of my property, The hearing is scheduled for Wednesday October 16,2002 on or about 7PM at the Southold To,'11 Hall meeting room.
