Southold, NY. For the April 21, 2004 meeting I am submitting revised plans for the above property. By the determination of my engineer, Jeffrey Butler, and the Southold building department, the existing structure would probably not withstand a renovation to present day code. I am now applying for approval for construction of the submitted plans with a full basement for a year round home. According to the Southold building department these house plans conform to the existing building envelope and require no variances to build. I have also spoken to the DEC and as long as I keep the approved seaward house dimensions they have no problem with building landward. The DEC has also approved removing 29 yards of soil to allow for a full basement on the already trustee approved extension. I am submitting this DEC approval as well. Box 429 Shoreham, NY 11786 Re: Residence at Pine Neck Road SCTM # 1000-70-05-33 Anna: An inspection was made on your behalf at the above referenced address for the purpose of an engineering and code evaluation relating to a proposed first and seoond story addition to the existing structure. The existing structure was built on locust posts buried in the ground with a 2x6 floor system. This existing structure can bearly handle it's own weight let alone the loads imposed by a second floor addition. If fact, the existing structure does not meet the current building code for foundation requirements and load requirements as it presently sits. Any minor addition to this structure outside the existing footprint would require only that portion of the structure to be compliant with the new building code provided that the existing structure was not altered. However, any addition above the existing structure or any alteration of the existing space would require that the new portion, as well as the existing structure, be compliant with the code. Based upon the existing conditions observed, in my professional opinion it would be technically infeasible to alter this structure in such an manner so that it would comply with the code. Any plans for alteration of existing space or a second floor addition would require complete demolition and rebuild.
