Tereohone SO ~;-2660 MINUTES SOUTHOLD TOWN BOARD OF APPEALS March 9, 1964 A meeting of the Southold Town Board of Appeals was held at the call of the Chairman on Mondays March 9, 1964 at 1:00 P.M., at the Town Office, Main Road, Southo~d, New York. There were present: Messrs. Robert W. Gillispie, Jr., Chairman, Charles Grigonis, Jr., and Fred Hulse, Jr. Absent: Messrs. Robert Bergen, and Serge Doyen, Jr. Lefferts P. Edson, Esq. appeared before the Board to present an application for a variance for Thomas Liggio and to discuss the application informally. On motion of Mr. Gillispie, seconded by Mr. Grigonis, it RESOLVED that the Board of Appeals set 7:30 P.M. (E.S.T.)~ Thursday, March 19~ 1964, Town Office, Main Road~ Southold, New York as time and place for hearing upon application of Thomas Southold Town Board of Appeals -2- March 9~ 1964 46 Somerset Drive, Great Neck, New York, for a variance in accordance with the Zoning Ordinance, Article III, Section 303 and Article X, Section 1000A, for permission to divide property into two separate lots with 50 ft. frontage and insufficient area. Location of property: east side Bay Shore Road, Greenport, New York, Lots 66 and 67 on map of Peconic Bay Estates, bounded north by Frank F. Csajko, east by Peconic Bay, south by James Rosati (Lots 68 & 69), and west by Bay Shore Road. Vote of the Board: Ayes:- Mr. Giltispie, Mr. Grigonis, and Mr. Hulse. On motion of Mr. Grigonis, seconded by Mr. Hulse, it was RESOLVED that the Board of Appeals set 7:45 P.M. (E.S.T.)t Thursday, March 19, 1964, Town Office, Main Road, Southold, New York as time and place for hearing upon application of William and Doris Zeh~ 8226 168 Street, Jamaica, New York, for recognition of access in accordance with State of New York Town Law, Section 280A. Location of property: south side or private road, west of North Bayview Road, Southold, New York, bounded north by private road, east by John H. Price, south and west by H. Schumacher. Vote of the Board: Ayes:- Mr. Gillispie, Mr. Grigonist and Mr. Hulse. On motion of Mr. Hulse, seconded by Mr. Gillispie, it was RESOLVED that the Board of Appeals set 8:00 P.M. (E.S.T.), Thursday, March 19, 1964, Town Office, Main Road, S outhold, New York as time and place for hearing up~ application of Helen Henkel, MayfairrLane, Greenwich, Connecticut, for a variance in accordance with the Zoning Ordinance, Article III, Section 300, Subsection 7, for permission to erect an accessory building in the front yard area, 37 feet from the front property line. Location of property: north side private road known as Clay Point Roadt Fishers Island, New York, bounded north by Fishers Island Sound, east by H. W. On motion of Mr. Gillispie, seconded by Mr. Grigonis, it was RESOLVED that the Board of Appeals set 8:15 PoM. (E.S.T.)~ Thursday, March 19, 1964, Town Office, Main Road, Southotd~ New York as time and place for hearing upon application of Southampton Produce Distributors, Inc., Bridgehampton, New York, for a special exception in accordance with the Zoning Ordinance, Article X, Section 1007, Subsection (e)~ for permission to structurally alter a non-conforming business use in excess of 50% of the f&lr value of the building. Location of property: south side Sound Avenues Mattituck, New York, bounded north by Sound Avenue, east and south by William Unkelbach, and west by P. L. Prins. vote of the Board: Ayes:- Mr. Gillispie~ Mr. Grigonis, and Mr. Hulse. On motion of Mr. Gillispie, seconded by Mr. Hulse, it was RESOLVED that the Board of Appeals set 8:30 P.M. (E.S.T.), Thursday, March 19, 1964, Town Office, Main Road, Southold, New York as time and place for hearing upon application of Lewis E. Raymond~ Rocky Point Road, East Marion, New York, for a special exception in accordance with the Zoning~Ordinance~ Article X, Section 1007, Subsection (d), for permission to reactivate a non-conforming use which has been discontinued for more than two years. Location of property: Private road, south side of Main Road, Orient, New York, bounded north by Joseph Andrade, east by William Karcher, south by private road~ and west by William Karcher. _~ vote of the Board: Ayes:- Mr. Gillisple, Mr. Grigonis, and Mr. Hulse. On motion of Mr. Hulse, seconded by Mr. Gilli~pie, it was RESOLVED that the Board of Appeals set 9:00 P.M. (E.S.T.)~ Thursday, March 19, 1964, Town Office, Main Road, Southold, New York as time and place for hear~g upon application of John Buckley, 2 Roxbury Road, Garden City, New York~ for a variance Southold Town Board of Appeals -4- March 9, 1964 in accordance with the Zoning Ordinance, Article III, Section 300, Subsection 7, for permission to erect a detached garage less than three feet from the side or rear line. Locatio~ of property: west side Rogers Road, Southold, New York, Lots 6 and 7, Block 4, Bexiedon Estates, bounded north by Lot 5 - Lena Roth, east by Rogers Road, south by Hippodrome Drive, and west by Lots 8 & 9 - Edward L. On motion of Mr. Giltispie, secohded by Mr. Grigonis, it was RESOLVED that the Board of Appeals set 9:30 P.M. (E.S.T.), Thursday, March 19, 1964, Town Office, Main Road, Southold, New York as time and place for hearing upon application of A. B. Rosenberg, Rocky Point Road, East Marion, New York, for a special exception in accordance with the Zoning Ordinance, Article III, Section 300, Subsection 3A, for permission to expand and improve a p~ivate marina. Location of property: southwest corner of Champlin place and Robinson Road, Greenport, New York, bounded north by Champlin Place~ east by Robinson Road, south by Helen Lyon, and west by Sterling Creek. vote of the Board: Ayes:- Mr. Gillispie, Mr.'Grigonis~ and ~Lr. Hulse. It was further RESOLVED that legal notice of the hearings be published in the official newspaper on Mar.ch 12, 1964. vote of the Board: Ayes:- Mr. Gillispie~ Mr. Grigonis, and Mr. Hulse. On motion offer. Grigonis~ seconded by Mr. Hulse, it was RESOLVED that the minutes of the Southold Town Board of Appeals of February 20, 1964 be approved as submitted. Vote of the Board: Ayes:- Mr. Gillispie, Mr. Grigonis, and Mr. Hulse. Southold Town Board of Appeals -5- March 9, 1964 The Board of Appeals received a letter from Edward A. Lademann, Jr., 2nd Assistant~Chief, Southold Fire Department requesting permission to erect posters in connection with a Block Party and Street Dance to be held by the Eagle Hook and Ladder Company of the Southold Fire Department in June, July and August. The following resolution was offered. On motion of Mr. Gillispie~ seconded by Mr. Grigonis, it was RESOLVED that the Board of Appeats grants permission to the Eagle Hook and Ladder Company of the Southold Fire Department, to place posters in the Southold Fire District advertising a Block Party to be held June 25 through July 4, 1964 and a Street Dance on August 15, 1964. These posters will be erected on June 15th and again on August 1st. It is specifically forbidden to place these posters on utility poles or on private property without permission. It is specifically pointed out that these posters must be promptly removed after July 4th and August 15th. Vote of the Board: Ayes:- Mr. Gillispie, Mr. Grigonis, and Mr. Hulse. The Board received a letter from Edith M. Young: Mattituck, inquiring as to whether herlots on the north side of Middle Road, Mattituck~ numbered 25, 26~ 27~ and 28 could be divided into two separate lots. The two lots would each have 100 ft. frontage by 99 ft. in depth. The widening of Middle Road reduced the depth of these lots to 99 ft. After reviewing the map it was opinion of the Board a division as suggested by Mrs. Young into two lots 100 ft. frontage by 99 ft. in depth would be reasonable and suggested that she apply for a variance to divide them. In filing for a variance she was asked to submit an engineers survey of the property. The next regular meeting of the Southold Town Board of Appeals will be held 7:30 P.M., Thursday, March 19, 1964 at the Town Office, Main Road, Southold, New York. 'J Meeting adjourned at 2:45 P.M. !
