STRICT APPLICATION OF THE ORDINANCE would produce UNDUE HARDSHIP because This is a new area where no access has been approved, and the building plan has already been shortened to meet the deed restriction of 10ft side yards. Further shortening of the plan would throw the rooms out of proportion and make the garage too narrow for storage purposes. 2, The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this properfy and in this use district because This is first house in area, and lots are laid out in master plan. other properties being developed in this area have applied for approval of access. 3, The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because; The building lot has ample area - lCOft X 175ft plus the width of the beach.
