Dear Ms. Lachenmeyer:
The Southold Town Board of Trustees reviewed the survey dated
December 1, 1999 and last amended June 1, 2000 and determined
the proposed dwelling, deck, removal of the existing pool and
proposed pool to be out of the Wetland jurisdiction under
Chapter 97 of the Town Wetland Code and Chapter 37 of the Town
Code. '
However, any activity within 100' of the Wetland line and/or
seaward of the Coastal Erosion Hazard Line would require a
permit from this office.
This determination is not a determination from any other agency.
If you have any further questions, please do not hesitate to
call.

The Southold Town Board of Trustees reviewed the survey dated
December 1, 1999 and last amended June 1, 2000 and determined

our office on May 4, 2000 and determined that the construction
of a deck, replacement of an existing pool, a ground level patio
and regrading, to be out of the Wetland jurisdiction, under
Chapter 97 of the Town Wetland Code.
However, any activity within 75' of the Wetland line would
require permits from this office.
This determination is not a determination from any other agency.

5/15/00 for the above referenced project. Also enclosed please find (1) copy of a new survey, last
revised on 6/1/00, indicating proposed construction to be located landward of the Coastal Erosion Hazard
Line.

Re: M. McAllister Property 1000-51-1-3 (L.I. Sound, Southold)
Enclosed for your review are: recent survey of the property with existing house and pool,
a site map showing existing and proposed; and proposed foundation plan showing existing and
proposed walls and structural alterations.
The project involves proposals for:
1. HOUSE: Existing setback at 37+- feet for existing foundation which remains at closest
point; only portions of foundation will remain; new footprint will be smaller and will not reduce the
existing setback. The house will be smaller but within the existing foundation, keeping portions of
the foundation as supports for the new construction.
2. DECK: Proposed setback at 30+- feet to Coastal Zone bluff line at its closest point.
3. POOL replacement of a size at 16' x 32' or 18' x 36', within existing 20 x 40' and new
patio (replacing existing).
4. GROUND LEVEL PATIO: existing at 12+- feet from Coastal Zone line, and would be
replaced, if possible, in its present setback location.
5. REGRADING around dwelling and patio area to complete project and meet code for
foundation areas;
6. FUTURE STABILIZER WALL: A separate application will be submitted to possibly
extend the existing retaining wall for further bluff stabilization (a grading plan will be available
separately).
Is it possible to obtain a Letter of No-Jurisdiction in order to proceed for other permits. The
dwelling and deck areas are greater than 25 feet from the Coastal Zone line, and the pool would be
replaced with a smaller size in its present site). The patio is existing and is expected to be replaced
with another patio, and related regrading to match grade around house after completion. Thank you.
