Box 1179 Southold, NY 11971 Re: Proposed addition to 630 Ruch Lane Dear Board Members, This letter is in reference to the proposed addition my immediate neighbor to the East, Sandra Schpoont, is.planning. In speaking with Ms. Schpoont as well as reviewing the architectural drawings she supplied me with, I have serious concerns regarding this addition. If a second story is added to her cottage, my home will suffer a significant decrease in Eastern morning light as well as my view of Arshamomaque Pond upon which both homes are located. Both of my bedrooms are located on the Eastern side of my home and this wonderful morning light is a big part of why I enjoy my home so much. It is of major value to the property, representing a significant selling point were I to market my home. Having this light greatly diminished by a 2-story structure so very close would significantly decrease my property's market value. The Schpoont architect, Jonathan Foster, will try to make a case for where the sun "is" on the shortest day of the year. While I respect his expertise in the architectural world, as the person who has lived in my cottage for years, I know better than he how the Schpoont addition would serve to "hem in" or impinge on the sense of open waterside property that I purchased my cottage to enjoy. As the Board-Fs well aware, the Schpoont cottage is only 7 feet from my property line. In fact, the Schpoont lot was, until, 1975, my cottage's side yard. The previous owners of my property sold off this land in 1975 and their boat house was pulled up from the pond and made into what is now the Schpoont cottage. I am providing the Board with a copy of the original survey done in 1934 and amended in 1975. The proposed addition to the Schpoont cottage will reach a center ridge line height of 24 feet, significantly reducing my light and view. Most of the homes on this side of our private road are low bungalow-type structures and all but one of the few 1.5 and 2-story homes that have been built have large side yards that separate.them from their neighbors., In closing, I'd like to say that as much as I regret upsetting my neighbors, I must protect my property's value and the quality of life I enjoy in it. I respectfully submit to the Zoning Board of Appeals my request that the Schpoont variance be denied.
