WrrNFSSEPFI,that the party of the first part,inconsideration of Ten Dollars and other valuable consideration
paid by the patty of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parte of land, with the buildings and improvements thereon erected, situate,
lying and being inxw Cutchogue, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a pipe on the easterly line of a 33 foot private
road known as "Strohson Road"'223.25 feet southerly along said
easterly line from land of Heriwood, being also about 260 feet
northerly along said easterly line from the extension easterly of
the northerly line of Baldwin Place; and running along other land
now or formerly of Simonson at: rightanglesto said easterly line
of "Strohson Road" South 04° 54' ,20" East 195 feet more or less to
ordinary high water mark of Mud Creek; thence Southerly along said
high watermark of Mud Creek 80 feet more or less; thence along
land conveyed by Simonson to Ruth Pease North 840 54 ' 20" West 190
feet more or less "to a pipe on said easterly line of "Strohson Road" ;
thence along said easterly line of "Strohson Road" North 50 05' 40"
East 80.0 feet to the point of BEGINNING.
TOGETHER with all the right, title and interest of the party
of the first part of, in and to the land lying in Strohson Road,
in front of and adjoining said premises to the center line thereof.
BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by deed dated June 19, 1956 and recorded
in the Suffolk County Clerk's Office on August 24, 1956 in Liber
4167 Page 233.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
