distant southeasterly on a tie line course and distance of South 01 19' 40"East
206.76 feet fra-a the intersection of the southerly side of East Club Road with
the easterly side of Nassau Point Road and from,said point of beginning;
RUNNING THENCE North 81* 27' 50" East 318.80 feet to the ordinary high water mark
of Peconic Bay;
