Dear Town Board:
We are contacting you to provide input on the proposed zoning plan as it relates to Oregon Road.We strongly encourage the Town
Board to re-zone the undeveloped land within the Light Industrial Zone in Cutchogue to be Agricultural.
This large area(Cox lane/Rte#48/Depot Lane/Oregon Road)is being proposed as industrial. It appears to be the largest industrial
zone in Southhold-between Laurel and Greenport(see zoning map below). At present,it is zoned light industrial,and farmland.The
light industrial portion has available un-utilized space and agricultural has a large utilized areas.
As industrial space,it could legally be developed as any number of things that would negatively impact the active farms and area
residents.
Two decades ago,the Town and County hadn't spent our taxpayer dollars to preserve Oregon Road. Since then our community has
recognized the importance of preservation.The Town and County have spent millions of our taxpayer dollars to protect Oregon Road.
More recently in 2023, Peconic trust added parcels to the area for farming along Oregon Road,Alvahs Lane and Rte 448 as part of its
Farms of the Future initiative. In addition,the Southold Comprehensive Plan states that its"first goal is to retain and advance the
industry of agriculture".
Thus,it is inconsistent to a change the zoning to Industrial to leave this open space vulnerable any kind of industrial development. It
is in conflict with the Southold Comprehensive plan,and would represent a waste of the taxpayer dollars already spent and planning to
be invested on preservation of Oregon Road were to be destroyed by development that is not consistent with prior preservation

efforts. We highly recommend rezoning the un-utilized Light industrial area to Farmland to prevent this outcome.
