Dear Kim,
These comments are to be shared at the August 7, 10:00 am ZBA Hearing regarding the above
proposed contractor campus and to be added to the town's file.
I am the owner of Gully Realty located at 405 C.R. 48, immediately adjacent to and sharing the
western border with the proposed contractor campus for 705 C.R. 48.
1 am opposed to the number of units proposed for this property and further question the
allowance of a contractor campus in the existing zoning.
I agree and echo all the points made by Mr. Talbot of 205 C.R. 48 in his letter dated July 24 to
the ZBA regarding the issues of congestion that will exist with the proposed size and layout of
the buildings, and the proposed number, 10, of individual contractor businesses to be invited
to rent on the premises. Each contractor will not only have his or her own fleet of trucks and
equipment, employee vehicles and customer vehicles, but will require deliveries and services
provided to their sites. The traffic flow of trucks and tractor trailers to service these

businesses is a problem as well as the potential for unloading of trucks that could be
attempted out on County Road 48. 1 also want to point out that any business starting out by
renting one of the proposed units will surely have the goal of success, which will only lead to
larger fleets of service trucks and more congestion in the future.
I proposed two (2) units be allowed at Ulster Farm, 705 County Road 48.
1 further state I do not want the installation of any utility poles or infrastructure that would
hinder access to the entire road frontage of my property.
