It is the opinia.n of this board that the practical difficulties demonstrated are not sufficient to warrant a grant - ing. ❑f all the variances requested; h.owever., a reduction of the square footage to 500 sq_ ft. over the 20% maximum-permitted of _ the zoning code (or 431.2,± sq. ft. total ), and a reduction of the east sideyard setback to 16.` 8" at the northeast corner of the existing deck (allowing a_ 3' deck) and 7' at the southeast corner of the existing. deck (as exists) , and a straight line drawn on an angle connecting these two points (to allow a walk- way from the east side of the dwelling to the pool .and deck area in question), would not be u.n.reasonable under tie circum- stances. In considering this appeal, the board finds and determines: (a) that the relief as requested is substantial in relation to the zoning requirements, being a variance of 20,% over the requirement for total lot coverage; being more than 35% of a variance from the sideyard requirements) and being a variance of more than 40% of the wetland-setback requirements; (b) that a reduction as decided herein is not unreasonable under the circumstances; (c) that there is no other method feasible for appellant to pursue other than a variance; (d) that the public health, welfare, safety, order and convenience of the town will best be served by allowing the variances as amended by this board; (e) that by allowing the variances as amended by this board, a substantial than a would not be created in the gharacter of this neighborhood; ?f) that the spirit of the zoning ordinance and the interests of justice will best be served by granting the variances as amended and noted below.
