The property has been in use as single family residential since before 1972. Continuation(and modest expansion)of the single-family residence will not impact the light industrial usage. The parcel would arguably be an inappropriate location for light industrial, adjacent as it is to an established residential use to the east. The properties east on Pipes Neck Road are similar single-family homes within the Light Industrial district. To the north and south on the Main Road single-family residential is mixed in with the light industrial use. The area is an established mix. The modest enlargement of this dwelling does not change its appearance,as the addition squares off the 4.2' x 8.2' indentation previously found at the northwest corner. The new deck is consistent with the existing deck on the house, and other houses in the district. 2. The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue,other than an area variance,because: The existing bathroom was an extremely small closet added into a building that did not originally have indoor plumbing. Building a modern size bathroom would reduce bedroom size, living space and/or kitchen areas,reducing the usability and market value of this already compact dwelling. The reasonable solution is to add this small bathroom. This has the added benefit of increasing the dwelling size just past the 850 SF minimum livable floor area for Residential Districts per 280 Attachment 3. 3. The amount of relief requested is not substantial because: The amount of relief is not substantial because the addition is 35 SF added to an 825 SF dwelling, or an 4.2% increase. The deck is 186 SF which is numerically significant, but will have negligible impact on the site and stirroundings as it is consistent with other structures in the district. It is also offset by the removal of two garden sheds. 4. The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because: If granted the variance will not have an adverse effect on the physical or environmental conditions in the neighborhood because a)the 0.2% increase in lot coverage is negligible compared to the overall existing coverage, b)the incremental enlargement of the non-conforming use on the nonconforming parcel is consistent with surrounding lots in the neighborhood, and c) no wholly new elements are being introduced into the environment or neighborhood.Not trees or landscape elements other than existing lawn will need be disturbed to build the proposed items. 5.Has the alleged difficulty been self created? { X } Yes,or{ }No Why: The owner purchased a single family residence with valid Certificate of Occupancy.
