The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue, other than an area variance, because: DUE TO THE EXISTING SITING OF THE HOUSE ANY CHANGES TO THE FRONT OF THE HOUSE WOULD REQUIRE A VARIANCE. 3.The amount of relief requested is not substantial because: THE PROPOSED DORMER IS MINIMAL IN SIZE AND HAS APPROPRIATE PROPORTIONS TO THE FRONT OF THE HOUSE. 4.The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because: THE PROPOSED DORMER DOES NOT CREATE ANY ADDITIONAL NON PERMIABLE AREA OF THE SITE.THE PROPOSED DORMER DOES NOT AFFECT ANYONES VIEWS FROM ADJACENT PROPERTY. 5.Has the alleged difficulty been self created? { }Yes,or W No Why: THIS STRUCTURE WAS PRE EXISTING(1957).THE ZONING MODIFICATIONS DONE BY SOUTHOLD TOWN HAVE CHANGED THE LOT TO R-40 DESIGNATION.AT THE TIME OF THE CONSTRUCTION OF THE HOUSE THERE WERE NO REQUIREMENTS FOR SETBACK DISTANCES,THERE FOR THE VARIANCES IS REQUIRED BECAUSE OF THE NEW ZONING CHANGES IN THIS AREA. • Are there any Covenants or Restrictions concerning this land? M No { }Yes(please furnish a copy) • This is the MINIMUM that is necessary and adequate, and at the same time preserve and protect the character of the neighborhood and the health, safety and welfare of the community.
