This firm represents Dr. Joseph A. Gebbia and Dr. Teresa Dunn, owners of the above-referenced
premises in the Town of Southold. We hereby submit the within application seeking sketch plan approval
for a proposed two-lot conservation subdivision of the premises.No physical work is proposed. Rather,
the subdivision is being pursued in order to facilitate the legalization of existing habitable structures on
the premises. The pre-submission conference on this matter took place on July 31, 2025. Please find the

2. Ecological COMMUMIles Descriptions
Wetlands associated with Brushes Creek account for a large portion of the property. Phragmites
marshes are the most abundant wetland community, although there are some areas of native tidal
wetland communities including intertidal marsh, high marsh, and salt shrub habitats at the
downstream end of the property. Red maple hardwood swamp habitats are located along the fringe
of the tidal wetland and around the artificial freshwater impoundment pond.
Forest communities on the property include 1) coastal oak-heath forests dominated by scarlet oak
(Quercus coccinea), white oak (Quercus alba), black oak (Quercus velutina), American beech
(Fagus grandifolia), hickories (Carya sp.), sassafas (Sassafras albidum), shadbush (Amelanchier
canadensis), bayberry (Morelia pensylvanica), lowbush blueberry (Vaccinium angustifolia and
Vaccinum pallidum), black huckleberry (Gaylussacia baccata), and highbush blueberry
(vaccinium corymbosum); 2) red maple hardwood swamps located along the margins of the
Phragmites marsh and artificial impoundment dominated by red maple (Ater rubrum), black gum
(Nyssa sylvatica), highbush blueberry (Yaccinium corymbosum), swamp azalea (Rhododenron
viscosum), sweet pepperbush (Clethra alnifolia), skunk cabbage (Symplocarpus foetidus), and
cinnamon fern (Osmundastrum cinnamomeum) with stands of water willow (Decodon
verticillatus) located along the margins of the freshwater impoundment; and 3) a small area of
eastern red cedar woodland in the southeast portion of the site dominated by eastern red cedar
(Juniperus virginiana), black cherry (Prunus serotina), bayberry (Morelia pensylvanica), and
Pennsylvania sedge (Carex pensylvanica). A-nthropogenic communities surrounding the existing
residences include mowed lawns with landscaping and mature trees, as well as a seeded/planted
wildflower meadow.
3. Wildlife Descriptioll
The upland and wetland forests are expected to be utilized by wildlife including white-tailed deer
(Odocoileacs virginianits), raccoon (Procryon lotor), red fox (Viclpes vidpes), opossum (Didelphis
virginiana), short-tailed shrew (Blarzna brevicauda), masked shrew (Sorex cinerits), chipmunk
(Tamias striates), gray squirrel (Sciurus earolinensis), southern flying squirrel (Glaucomys
volans), white-footed mouse (Peromyscus leitcopus), eastern cottontail (Sylvrlagits floriclanzcs),
and woodchuck (Marmota nioiiax).

Reptiles and amphibians that are expected to utilize the site's wetlands and upland habitats include
green frog (Lithobates clamitans), spring peeper (Pseudoacris crucifer), bullfrog (Lithobates
catesbeianus), gray tree frog (Hyla versicolor), red-backed salamander (Plethodon cinereus),
Eastern garter snake (Thamnophis sirtalis), and Eastern box turtle (Terrapene Carolina).
The extensive tidal and freshwater wetlands provide habitat for a wide range of waterfowl and
wading birds including (but not limited to) great blue heron (Ardea herodias), great egret (Ardea
alba), green heron (Butorides virescens), snowy egret (Egretta thula), mallard (Anas
platyrynchos), American black duck (Anas rubripes), American widgeon (Anas americana),
Canada goose (Branta canadensis), gadwall (Mareca strepera), northern pintail (Anas acitta),
bufflehead (Bzicephala albeola), hooded merganser (Lophodytes cucullatus), green-winged teal
(Anas crecca), blue-winged teal(Spatula discors), and wood duck(Aix sponsa). Other bird species
that inhabit the property include wild turkey(Meleagris gallopavo),belted kingfisher(Megaceryle
alcyon), tufted titmouse (Baeolophacs bicolor), black-capped chickadee (Poecile atricapillus),
Carolina wren (Thryothorus ludovicianus), house wren (Troglodytes aedon), winter wren

I All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
