Cantrell, Elizabeth From: Cantrell, Elizabeth Sent: Friday, August 29, 2025 11:14 AM To: 'karol@islandwideengineering.com' Subject: Ulster Farms LLC; SCTM# 1000-87-5-14 Good Morning, Regarding the application referenced above,at this time it has been deemed incomplete for the following reasons. • The office needs four sets of stamped,to-scale architectural plans for proposed elevations, and floor plans with dimensions which were not submitted. • On the site plan, please add the distance from the bulkhead to the proposed swimming pool, and to the pool patio. • 1 do not see the proposed pool fencing. Please add the pool fencing onto the Islandwide site plan. Please note that as per Ch. 275-11A.(4)(f),fences shall not be permitted within 20 feet of any wetland boundary. • Please check the dimensions of the pool patio in the written project description vs.the plan. It does not appear to be correct. • On your site plan please depict the location(s)of the proposed a/c units and generator(if any) as well as add that into your written description. These structures do need a Trustee permit. Thank you. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with the policies of the LWRP as follows: Policy 6. Protect and restore the quality and function of the Town of Southold's ecosystem. 6.3. Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction. D. Provide adequate buffers between wetlands and adjacent or nearby uses and activities in order to ensure protection of the wetland's character, quality, values, and functions. The plan includes property improvements that are not consistent with the requirements of Chapter 275-2 A. "Definitions" of the Wetlands Law of the Town of Southold. These include constructing a residence within 100', and a pool and paver patio within 50' of the tidal wetland boundary. The installation of a 15' native vegetation buffer is beneficial, but the specifics of this plan are not provided. The installation of an I/A septic system is also beneficial as it should help to protect surface and groundwater quality. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. 2 Glenn Goldsmith,President 0(/ Town Hall Annex A.
