The variance granted herein is mathematically substantial, representing 12%relief from the code.However,this variance is mitigated by the fact that the sites are already cleared for tent camping with prior approvals,the overall square footage for all of the cabins will only be 10,080 square feet of. lot coverage over a 23.61-acre property, and that site plan approval by the Planning Board will be required. 4. Town Law 5267-b(3)(b)(4). No evidence has been submitted to suggest that a variance in this residential community will have an adverse impact on the physical or environmental conditions in the neighborhood. The applicant must comply with Chapter 236 of the Town's Storm Water Management Code and-conditions set by this board. 5. Town Law§167-b(3)(b)(5). The difficulty has been self-created.
