($10.00), lawful money of the United States,paid by the party of the second part,does hereby grant

A one-fourth(1/4)undivided interest in and to the 50 foot Right of Way running between the
northerly line of Main Road(NYS Route 25) and the southerly line of Lot No. 1 on the foregoing
described Minor Subdivision Map of Whitcom Investment Company,more particularly bounded and
described as follows:
BEGINNING at a monument in the southwesterly corner of the Right of Way herein
described the said monument also being at the southeasterly corner of land of Harrison M.Demarest,
Jr.,Robert T. Demarest and Louis M. Demarest, formerly Lydia E.Young;
RUNNING THENCE from said point of beginning running North 15 degrees 09 minutes 20
seconds West, 845.74 feet to the southerly line of proposed 60 foot Right of Way and other land of
Whitcom Investment Company;
THENCE North 79 degrees 38 minutes 30 seconds East along the southerly line of said
proposed 60 foot Right of Way 71.92 feet to a point in the southerly line of said proposed 60 foot
Right of Way;

THENCE southwesterly through other land of Whitcom Investment Company on a curve to
the left with a radius of20.00 feet(said curve connecting the southerly line of said 60 foot proposed
Right o f Way with the easterly line of the 50 foot Right of Way herein described)a distance of33.09
feet;
THENCE South 15 degrees 09 minutes 20 seconds East still through lands of Whitcom
Investment Company and along the westerly line of land now or formerly of Ralph O.and Elinor L.
Williams, 850.64 feet to the northerly line of Main Road (NYS Route 25);
THENCE along said northerly line of Main Road (NYS Route 25) North 73 degrees 29
minutes 10 seconds West, 58.75 feet to the monument at the point or place of BEGINNING.
SUBJECT to a Right of Way in common with others over the foregoing described Parcel .lI
as same may be granted or conveyed to by Whitcom Investment Company.
BEING and intended to be the same premises conveyed to Edward Prager& Joan Prager,
husband & wife, by Deed from Ernest Tarmin & Matilda Tarmin dated August 9, 1996 and
recorded in the Office of the Suffolk County Clerk on August 23, 1996 in Liber 11789 page 74.
The said Edward Prager died on February 12, 2002 leaving Joan Prager as surviving tenant by
the entirety.
BEING known as and by the street address 29823 Main Road, Orient,New York.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
