Zoning Update Advisory Committee Meeting Minutes (Zoom only) October 23, 2025 1-2pm Attending: Erin Argo, Patricia Kirkpatrick, George Kewin, Bruce Nelligan, Jim Rich, Kevin Stuessi, Leslie Weisman, Heather Lanza 1. Review Changes in Proposed Zoning that Affect Future Community Housing • Accessory apartment in a house: 1.5 bathrooms allowed • Commercial zones. o Not less than ½ affordable (instead of ½ and ½) o Size limit OK for accessories o (caretaker) Employee Dwelling Accessory Apartment & Accessory apartment in accessory building. Can those be combined into one? And then it can be rented to either an employee of the business on that property or to someone who proves they are employed somewhere in the Town. • Farm Worker Housing: Allow them to use an existing structure which might already have a basement. o No basement rule only for new construction. o If farm ceases, what can be done to keep that as attainable housing? Specifically restrict it community housing if the owner of the farm wants to keep using them even though they aren’t a bona fide farm operation. o And generally, recommend allowing the farm workers occupying the housing to be employed by any Southold Town farm operation, not just the farm they live on. 2. Zoning Update Advisory Subcommittee Progress • Powerpoint from Bruce about their progress on development standards and bulk schedules. • Analysis of conformity of existing parcels. • Draft bulk schedule for residential • Comparison of definitions from nearby towns • Concept for new bulk schedules 2 • commercial objective development standards will be coming soon, too. • Next: Bruce & George will finish the tables put them up on Google Drive for our comments. • Consideration for Lot coverage – two types: building and other (e.g. East Hampton does this). 3. Next Meeting Date: Monday, November 10, 2025, at noon (for one hour) Continue to review the development standards
