1.An undesirable change will not be produced in the CHARACTER of the neighbor or a detriment to
nearby properties if granted,because:
The existing seasonal cottage is within the orginal character of this neighborhood. The
As-built changes keep the cottage seasonal and remain within the same character.
2. The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to
pursue,other than an area variance,because:
The existing cottage is non-conforming to the required 850 sf of living space.The owners do not wish to
enlarge the cottage to make it a conforming use.
3. The amount of relief requested is not substantial because:
The as-built changes entail a shed for mechanical equipment, small entry deck and a wood
deck.
4. The variance will NOT have an adverse effect or impact on the physical or environmental conditions in
the neighborhood or district because:

After investigation and inspection the Board finds that /fir �cli`
applicant requests permission to set off lot with less than Zoning Qoarn
required width with existing dwelling; the property is
located on the west side of Horton's Lane, Southold. The
findings of the Board are that this is a reasonable request.
The applicant proposes to divide his property approximately
in half with existing residences on each of the two halves.
A large part of the property is under water; the fresh water
pond will not be disturbed. The Board agrees with the
reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and"tkle'variance will not change
the character of the neighborhood, and will observe the spirit
of the Ordinance.
THEREFORE IT WAS RESOLVED, David DeFriest, Main Road,
