Gentlemen;
The above premises is located in a B-1, Gen-
eral Business Zone District. The proposed shop-
ping center is a permitted use for this district.
The site plan does not show the width of
vehicle lanes that provide ingress and egress
from parking area in rear. These lanes scale
to 15 and 17 feet, less than the required 20 feet.
(Art XI Sec. 100-112 D. ) The asphalt paved areas
do not show drainage provisions as required by
Sub Sect. E of this section.
In view of this , this site plan can not be
certified in meeting Zoning regulations.

In accordance with the provisions of Article 2, Section 220, of
the Suffolk County Sanitary Code, the determination of the Board of
Review is as follows.
Based on the information submitted, the Board will grant the
request for a waiver and approve both the subdivision as approved by
the town and the building plans for lot #3, provided the applicants
install a non—community water supply with treatment so as to be able
to provide potable water to all four lots. Applicants must agree to
supply water to other lots when reauested, and also file a covenant
that stores remain as "dry" stores.

of the Planning Board, Monday, October 22 , 1984 .
[[[� RESOLVED that the Southold Town Planning Board declares
themselves lead agency with reagard to the State Environmental
Quality Review Act for the site plan of W.B.W. Corp. for
the construction of retail stores located at Cutchogue .
It was , also, requested that consideration be given to
moving the parking to the rear of the building to provide more
landscaping and buffering in the front. This could be done
by shifting the building closer to the Main Road, even to
the set-back of Mr. Olsen's building. It was also noted that
the proposed sign encroaches on the sidewalk slightly.
If relocating the parking is agreeable to you, please
forward twelve (12) copies of this site plan reflecting the
change.

The Health Department's primary environmental concern pertaining
to development is that the applicant comply with the requirements of the
Suffolk County Sanitary Code especially Article V and VI, and relevant
construction standards for water supply and sanitary sewage disposal ,
These considerations are to be reviewed completely at the time of
application. Full consideration in placement of water supply wells
and disposal systems is given to state and town wetland requirements.
The Health Department maintains jurisdiction over final location of
disposal and well systems and the applicant should not undertake to
construct any water supply or disposal system without Health Department
approval.
Other portfans of the Suffolk County Sanitary Code also apply to
commercial development such as Article XII. The Lead Agency is requested
to forward a copy of this form to the applicant with its findings.

Dear Mrs, Terry:
We would like to request a waiver on Local law number
fourteen regarding the moratorium on business properties
in S:)u'thold Town.
Our project has met the criteria establised by the
Southold Town Planning Board and recieved their approval
on February 15 , 1985 for a proposed shopping center on
the north side of Route 25 in Cutchogue.' The land is
currently "zoned B-1 and in the new master plan the proposed
zoning is for limited business. Each of these zoning
classifications are compatable with the intended project.
On site prep-work including clearing and excavation
was done prior to the moritorium. The reason we are requesting
the waiver is because we contracjed and begen_ the first phase
of the project and it will create an extreme financial hard-
ship should. the work not be permitted to continue as scheduled.
Please keep in mind that contracts have been signed, financing
obta}ned and payments made.
