Dear Sirs:
My client, John M. Strong, and a partner have acquired all
of the lots in the above minor subdivision as well as the
ownership of the right-of-wav shown thereon, i enclose
a copy of such original minor subdivision map for your
reference.
My clients now wish to modify such minor subdivision to
reduce the density from four ioLs to three as shown on.
the enclosed sketch proposal. The effect thereof would
be %~ave two conforming parcels fronting on Platt Read
and one oversized "flagpole" parcel also fronting on Platt
Read, with an e!im~nation of the 50-foot right-of-way Qhich
would no longer be necessary. Such proposal could meet
all zoning reqD~rements-of't~e Town of Southold and
would, I believe, be in keeping with the Town's recent
trend in upzoning.
Please advise me what further information or material you
would need at this s~age to process such a request for
a modification of such minor subdivismon, which in effect
is the reverse of subdivision. Thank you for your
consideration.

Dear Mr. Flanagan:
Your letter of September 14, 1983 was discussed at
our regular meeting held October 11, 1983. We have in-
spected this area a number of times ahd have discussed
the elimination of the 50 foot right-of-way at great length.
Although our Board favors your client's proposal to
reduce the density from four lots to three lots, we, as
planners, feel it is essential that the right-of-way remain
in the event the Demarest property is developed in the
future. The 1973 approval of Milton Mehlman Minor Subdivis-
ion was contingent upon the construction of this right-of-
way in consideration of the overall area regarding the layout
of any future roads.
