THIS INDENTURE made the 30th of May, 2025, between James M. Wu and Sandra S.
Young, as husband and wife, with an address at 136 Tullamore Road, Garden City, New York
11530, as("Grantor")and Sandra S. Young,with an address at 136 Tullamore Road, Garden City,
New York 11530,as Trustee of The Sandra S. Young Revocable Trust Agreement,as("Grantee").
WITNESSETH, that the Grantor, in consideration of Ten Dollars and other valuable
consideration,the receipt and sufficiency of which is hereby acknowledged,does hereby grant and
release unto Grantee and the heirs, executors, administrators, legal representatives, successors and
assigns of Grantee forever,

The grantor(s) herein being the same party as the grantee and the premises same as
described in deed dated May 23, 2022 and recorded July 7, 2022 in Liber 13163, Page 848 in the
Office of the Suffolk County Clerk.
Said premises known as 74 Millstone Lane, Cutchogue,NY 11935.
TOGETHER with an undivided 1.6667%interest in the Common Elements(as such term
is defined in the Declaration) in Harvest Pointe Condominium II.
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said
Unit.
TOGETHER with,and subject to,the rights,obligations,easements,restrictions and other
provisions set forth in the Declaration and the By-Laws of Harvest Pointe Condominium II, as the
same may be amended from time to time, all of which constitute covenants running with the Land
and shall bind any person having at any time any interest or estate in the Unit as though recited
and stipulated at length herein.
SUBJECT also to such other liens, agreements, covenants, easements, restrictions,
consents,reservations,waivers and other matters of record as pertain to the Unit,to the Land and/or
the Building(which Land and Building are collectively referred to as the "Property").
SUBJECT TO: that certain Easement Agreement by and between Rimor Development
LLC, as grantor, and Keyspan Gas East Corporation d/b/a National Grid, as grantee, dated May
12, 2017, and recorded at the Office of the Clerk of the County of Suffolk on December 14, 2017
in Liber D00012942 Page 318.
SUBJECT TO: that certain Declaration of Covenants and Restrictions, made by Rimor
Development LLC, dated July 31, 2017, and recording the Office of the Clerk of the County of
Suffolk on August 9,2017 in Liber D00012924 Page 139.
SUBJECT TO: that certain Declaration of Covenants and Restrictions, made by Rimor
Development LLC, dated September 19, 2017, and recorded in the Office of the Clerk of the
County of Suffolk on September 21,2017 in Liber D00012930 Page 554,as amended by Amended
Declaration of Covenants and restrictions dated February 19,2019 and recorded February 20,2019
in Liber 13001 Page 543.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.
If any provision of the Declaration or the Bylaws is invalid under, or would cause the
Declaration or By-laws to be insufficient to submit the Property to the provisions of the
Condominium Act, or if any provision which is necessary to cause the Declaration and the By-
laws to be sufficient to submit the Property to the provisions of the Condominium Act is missing
from the Declaration or the By-laws, or if the Declaration and the By-laws are insufficient to
submit the Property to the provisions of the Condominium Act, the applicable provisions on the
Declaration shall control.
The Unit is intended for residential use only.
Grantor covenants that Grantor has not done or suffered anything whereby the Unit has
been encumbered in any way whatever, except as set in the Declaration and the By-laws (and any
Residential Rules and Regulations adopted under the By-laws).
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before
using any part of the total of the same for any other purpose.
Grantee accepts and ratifies the provisions of the Declaration and the By-laws (and any
Residential Rules and Regulations adopted under the By-laws) and agrees to comply with all the
terms and provisions thereof.
The word "Grantee" shall be construed as if it read "Grantees" whenever the sense of this
indenture so requires.
