CURRENT LOT ZONING INFO BASED ON POSTED MAPS ON SOUTHOLD TOWN WEBSITE
Tax Map#1000-122-6-12—Office Lot (Long lot running from Route 25 back to the RR tracks.)
Currently zoning specifies the front part of the lot is zoned "B" and the back part of lot is zoned "R-40".
We have a variance in place for boat storage on the back portion of the lot. On the current Town Land
Usage Map posted on the Town website, it shows the entire lot colored red (indicating "B") all the way
back to the RR tracks.
Tax Map#1000-122-6-13 (Long lot running from Route 25 back to the RR tracks.)
Tax Map#1000-122-6-14+1000-122-6-15+1000-122-6-16 (Three adjacent lots running parallel to
Lot#13 that extend from Route 25 back to the RR tracks.)
Current zoning for Lot#'s 13-16 is R-40 and shows as such on all current Town Maps. Lot#16 is indicated
as being vacant land.
PRELIMINARY PROPOSED ZONING CHANGES FROM THE TOWN
When looking at the Preliminary Draft Zoning Map, it looks as if the front portions of the lots running
along Rt. 25, currently showing R-40, have a proposed zoning change to convert to "B"for business use.
We currently have a variance on the back portion of Lot#12 to allow for boat storage, which is reflected
on the current posted Town Land Use Map in red. (Not showing all red on the Proposed Map though on
either side of slider- Proposed or Existing versions.)
STRONG's REQUESTED ZONING CHANGE
Strong's would like to request a zoning change to include all portions of Lot#'s 12-16 to be considered for
"CB" zoning and available for business use. The ultimate goal would be to expand the boat storage area
in order to reduce the number of boats that are being stored on the water.
(The original proposed zoning change maps were showing that the front part of the 1000-122-6-13 was
going to change to "CB" but on the version just released this seems to have gone back to R-40 now.)

This code doesn't wmrkbeca setheva|ueofthereoonstruodonisveryveryhi0handb0ets
5096 too fast , much faster than what would be a demolition. How to define so you can do
renovation and addition without it being ademolition.
Once it is a denno|idon, it is considered a new building and in a town with a lot of pre-existing
non-conforming lots and buildings. Could vveadd a clause for pre-existing non-conforming
structures b» use square footage instead of the value?
Or don't apply it to an accessory apartment - that is the problem Charles' outlined
