Goydan Tru t Situate: 1645 Marratooka Road,Mattituck SCTM No. 1000-123.-3-2.1 Southold Town Board of Trustees Proj ect Narrative: Demolition of the existing residence located 40'from the wetland limit, 30'setback to the existing deck, detached garage and other surfaces on the residential zoned property. The owner is looking to construct a new two story single family residence with attached, swimming pool,pool patio and detached garage. The proposed habitable space of the residence at 3,287 sq. ft. footprint(5,802 sq.ft. GFA)will be located 75'from the wetland limit;the attached rear covered porch at 865 sq. ft. footprint will be located 65.3' from the wetland limit'the pool at 576 sq. ft.will be located 90.1'from the wetland limit'the pool patio at 1,357 sq. ft. located 71.6'from the wetland limit;pool equipment located 96.7'from the wetland limit, pool)dry well located 87.5'from the wetland limit,detached garage at 752 sq. ft.will be located 100.2' from the wetland limit; south covered porch at 167 sq. ft. located 98.6'from the wetland limit;front. The project will include the removal of 23 trees and the planting of 25 trees on the property and the establishment of a 25 foot wide no turf,no fertilization,vegetated buffer along the wetland limit. The project has been designed to balance the increased wetland setback for the proposed site improvements while meeting the zoning code required setbacks from the street. The topography for the property slopes from the street to the water which further challenges the placement of structures on the site. The property is a wide and shallow,therefore in order to maximize the wetland setbacks for the improvements,while meeting required zoning setbacks,the house has been oriented in a wider configuration with a swimming pool and garage in the side yard of the residence. Most residential properties locate the swimming pool between the residence and the water thereby providing maximum privacy for the pool behind the house. However,given the shallow depth of the lot,the pool and detached garage are placed in the side yard of the residence. This placement of accessory structures in the side yard of the primary residence required a variance from the ZBA,granted by decision no. 7882 dated February 20,2024. Further in support of this application the following items have been designed or considered as additional mitigation measures for the project: l. Demolition of a pre-existing and non-conforming structure in relation to the wetland setbacks; 2. Construction of a new more conforming residence with accessory improvements more than doubling the existing wetland setback from 30'to 65'for the decking improvements,40'to 75'for the residence structures; 3. Proposed improvements will be constructed out of the flood zone and location within the X.flood zone -benefit to the Town and meeting FEMA flood plain and construction standard and recommended by the federal government. Existing house located within the AE(El. 6)flood zone; 4. Upgrade to an I/A septic system; 5. Merged two properties into one lot,thereby reducing the overall potential development along Deep Hole Creek by one additional residence; 6. No chlorine swimming pool; 7. Stormwater management on the site with the collection of roof and hard surface runoff to gutters and leaders to dry wells where limited stormwater control exists; 8. Utilization of retaining walls and foundation walls to limit the amount of fill on site with the sloping site topography; 9. Existing site has 2 curb cuts,elimination of one curb cut and relocation of the curb cut to the secondary street-which is less busy for safety access and egress; 10. Proposed 25'wide heavily vegetated wetland buffer,as per the attached planting plan;and 11.
