It might be helpful to require different income tiers as opposed to just median
county income, in CHO porposals & Hamlet density development
Affordable Housing Consider rezoning of T-proposed parcel at SE corner of Route 25 & Route 48 to HR
Affordable Housing Require hotels to provide onsite worker housing
Affordable Housing

Affordable Housing Rent control? Difficult to get funding from banks if rent controlled project
Affordable Housing Expand Hamlet Mixed Use II to the outskirts of village on Rt. 25
Affordable Housing 12 per acre is too much density (community housing overlay)
Affordable Housing New construction should be hooked up to sewer
Affordable Housing Increase upzoning for commerce/industrial districts + hamlet

Old Drive-in parcel on Chapel Lane & Rt. 25 - 30 acres - has sewer, could be well
screened. Could provide significant # of apartments, make available only to people
how live in the school district - keep local families together and incorporate some
free market pricing. 150 units proposed. No neighbor = not distracting from
character of area
Economic Development Don't take away uses from parcels - keep uses the same for business zones
Community Character Too many small zones, spot zones
Community Character Transition zone doesn't seem like appropriate change
Community Character Consider making T zone there a preserved area
Community Character Trains, bikes: decrease traffic + air quality
Community Character Traffic — N. Rd + Main Rd.
Community Character Please zone gas station as it's meant to be zoned (oldest standing in the area)
Community Character If Chapel Lane — 30 acres — does get developed, keep natural landscape
Community Character
Much larger setbacks than proposed for new development on Route 25 and Route
48 -preserve scenic views.
Community Character Require sidewalks on Route 25 and Route 48
Community Character In all zones, 3rd floors should be set back 10 ft from 2nd floor on street-facing side
Economic Development
Wineries create a strangle-hold on businesses farther east - businesses in Grenport
experiencing a lull in the shoulder season/ fall.

Rezone campground west of Moores Lane from RL to R80 due to woods and
adjacent wetlands - liberally permit pre-existing nonconforming use.

Map
Rezone parcel where LIPA and Village of Greenport power distribution systems
meet (west of Silvermere Rd, north of Route 25), from RB-11 to R80.
Map Uses that have been there a long time should have zoning that supports that use.

south of 25, just west of Village line - make it easier to re-separate those lots (the
ones that have merged).
