The Landmark Preservation Commission has met with the owner (Brace
~tano) of the above mentioned property and reviewed the plah~ he brought
~i~u~ to our meeting for the renovation of the budding on that property. The
Commission approved the plans presented at that meeting, but has not seen a final
building permit application.

The Planning Board reviewed the scope of work proposed by the owner,
Bruce Garritano, at the work session on March 25,2002. Inasmuch as the
repairs and replacements to the stairs, staircases, rails, and porch do not
change the use or intensity on the site, the Planning Board has determined
that no site plan is necessary at this time.
With regard to the installation of a new pool, which will be smaller than the
pool approved by the Planning Board in a Site Plan dated 12/19/89, the
applicant has informed the Planning Board that he is not proceeding with
the pool at this time. If the applicant wishes to proceed later on, he will
need to file an amended site plan application at that time.
The Planning Board has no objections to the issuance of the alteration
permits for the repair and renovation to the existing structure.

This letter is to indicate that the two set of steel stairs installed in the motel unit
in backof the property have a tread depth of 10" plus 2" overhang; and a riser
of 7.75" in one set and 7.5" in the other.
The product obtained by .multiplying riser and tread is within the 70 and 77 1/2
al.lowed by code.

replacing them with new stairs; one set of stairs made out of wood and anether
set with. existing steel and concrete units.
2.- Removal of the existing rails and rod iron columns and
replacing them with new wood or. steet rails, and tubular steel columns.
All stairs and rails to comply with the State of New Yerk Code - Table 1-735,
except where a variance obtained from the State of NY may apply.
3.- Removal of existing windows and walls enclosing the existing
porch and relocating original, existing wood columns to re-create the open
porch.
4.- Removal ef existing windows, and installing new replacement
windows in the openings. ( If new headers are required, to be 2-2X10 for up to
4 foot openings.)
General painting work of existing wood siding and interior.
