The minutes for the meeting of April 10,2025 were approved. Introduction• All applicants will give a presentation consisting of drawings, exterior materials samples and other information required by the Planning Department to the Committee. The Committee will ask questions and make suggestions as part of a general discussion with each applicant. Final recommendations from the ARC will be presented to the Planning Board in the ARC Meeting Minutes,and be made part of the Planning file for that application. The Planning Board will consider these recommendations,together with all comments from other agencies,and provide the applicant with a comprehensive written list of its requested revisions. New Site Plan A lication: 705 CR48 Contractor Campus SCTM#:1000-113:12-13 This proposed construction of two new buildings,each measuring 11,002.6 square feet,on a 2.57-acre parcel in the Limited Business Zoning District. Each building will be divided into 5 contractor business spaces,for a total of 10 contractor business spaces. Paul Pawlowski,owner and Town Planner Mara Cerezo presented the proposed site plan and design drawings for the Committee's review. Following the presentation,the Committee members discussed the project with the applicant and have the following comments. • The center windows on the south facing facade should be taller. • Office windows to be rectangular in shape in lieu of square. • The Committee agrees that a white exterior is an appropriate color for the buildings. • The Committee agrees that the type of insulation within the building is appropriate if code complaint. • The Committee agrees with the proposed 3-12 roof pitch on the two buildings. Page 1 of 2 • The Committee agrees with using the proposed white,wedge-shaped wall mounted Dark Sky compliant lighting on the two buildings. • The Committee agrees with the proposed screening that included but not limited to boxwood hedges and deciduous trees. Deciduous trees on South side are ideal for shading in summer/warming in winter. Proposed"green giant" trees at road ideal for visual screening. This project is approved as noted.
