HARBES ESTATE, LLC, MONICA AND EDWARD HARBES #7847SE — Applicants request a Special
Exception under Article III Section 280-13B(14). The Applicants are the owners requesting authorization to
establish an Accessory Bed and Breakfast, accessory and incidental to the residential occupancy in this single-
family dwelling, with one (1) bedroom for lodging and serving of breakfast to the Bed & Breakfast casual,
transient roomers. Located at: 715 Hallock Lane, Mattituck,NY. SCTM No. 1000-112-1-7.4.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold
Town Code and the Local Waterfront Revitalization Program (LWRP)Policy Standards. Based upon the
information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the
records available to me,the proposal is recommended as CONSISTENT with the LWRP policies.
Pursuant to Chapter 268,the Southold Town Zoning Board of Appeals shall consider this recommendation in
preparing its written determination regarding the consistency of the proposed action.
