The entrance stoop on the side of the house has been reduced in overall size and footprint. The proposed outdoor shower is minimal in the side of the house. The entire project is minimal in size and scope. The rear deck is over the existing wood deck which was partially on grade. The original above grade portion of the deck was an inadequate size for practical use and enjoyment. The existing house is nonconforming,the house does not have a combined side yard of 25 feet. The proposed additions and alteration to the existing dwelling are extremely modest,have a combined setback of 21.2',and conform to the character of the immediate neighbors and private community. The house is being renovated and a bathroom addition was stepped bac to avoid variances. The entrance stoop was reduced in size and the new deck is over the square footage of the existing wood deck. The applicant made every effort to avoid having to obtain a variance. 3.The amount of relief requested is not substantial because:The proposed work front stoop,outdoor shower, and rear deck does not extend beyond existing setbacks of the house. The request is minimal. 4.The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because:The proposed work will have no impact on the physical or environmental conditions of the neighborhood or district. The private neighborhood is changing,and several new homes have been built or are under construction. This application is a very welcome minimal renovation and alteration to an existing house.The project was approved by the Trustees and a wetland permit was issued. The project includes an updated sanitary system.
