Project Description: As-built 13.3' x 35' tiered wood deck attached to existing
1-story dwelling with accessory garage; as-built 117 sq.ft. of wood walkways and
associated steps; and as-built 5.9' x 7.8' shed with sauna heater.
Findings: The project meets all the requirements for issuance of an
Administrative Permit set forth in Chapter 275 of the Southold Town Code. The
issuance of an Administrative Permit allows for the operations as indicated on the
site plan prepared by Kenneth M. Woychuk Land Surveying PLLC, received on
July 16, 2025, and stamped approved on August 13, 2025.
Special Conditions: None.
Inspections: Final Inspection.
If the proposed activities do not meet the requirements for issuance of an
Administrative Permit set forth in Chapter 275 of the Southold Town.Code, a
Wetland Permit will be required.
This is not a determination from any other agency.

The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of
the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP)
Policy Standards. Based upon the information provided on the LWRP Consistency
Assessment Form submitted to this department, as well as the records available to me, it is
my recommendation that the action is INCONSISTENT with Policy 6.3 of the LWRP.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in

A Town Wetlands Permit is sought for an as-built attached deck,wood walkways and accessory shed,which were
constructed in association with a preexisting single-family dwelling shortly after the applicant purchased the property in
2020.The deck and walkways are located landward of a well vegetated slope located adjacent to Marion Lake,no closer
than 66 feet from the freshwater wetlands boundary;and the shed is located at the rear of the dwelling,85 feet from
wetlands.The as-built structures added only 588 sf or 1.2%lot coverage to the Town-defined buildable land area,which
totals only 4.2 percent.The applicant has maintained the property in a substantially natural condition,but as a permanent
mitigation measure for the additional structural surface,a 10-foot wide vegetated non-turf buffer is proposed along the top
of the naturally vegetated,wooded slope adjacent to Marion Lake.Given the locations and limited scope of the as-built
structures;the maintenance of trees and other natural vegetation between the structures and Marion Lake;and the addition
of a vegetated non-turf buffer along the top of slope,the permitting and maintenance of the as-built structures will not
have adverse impacts on the quality or function of the adjacent freshwater wetland ecosystem,consistent both with the
objectives of LWRP Policy 5 and the standards for permit issuance set forth in Section 275-12 of the Town Code.

proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
