Q1: General Feedback: Do you feel the proposed zoning updates reflect the
needs of your community?
Yes / Greatly appreciate the sustained land preservation efforts. This zoning overhaul is a
HUGE undertaking (not that you need to be told that). MANY thanks for wrestling with this
and your appreciation for the lasting impact of these changes on generations to come.
CONCERNS : * seeming increased options for hotels within the Southold hamlet HALO
* why remove "special exception" aspect for hotel development? * seeming
lack of substantive increase/options for MUCH needed low cost/affordable
housing * moving consolidating restaurant and hotel development into town
center from North Road options * "welcoming"
of formula restaurants
Q2: Land Use & Zoning: Do these updates make sense for how you want to see
land used in Southold?
Yes
Q3: Which zoning rules or land-use changes—if any—don’t work for you?
Some zoning/land use changes that DO NOT WORK * Increased options for hotels within
the Southold hamlet HALO ie MU11 at Sea Tow location on Hobart that under new zoning
would be permitted use as a hotel. Cannot imagine the traffic into/out of the neighborhood.
Related question, as town tax paying owners of a hotel property, will those staying at such a
hotel be entitled to utilize park district/hamlet beaches during their stay??? * seeming lack
of substantive increase/options for MUCH needed low cost/affordable housing
*consolidating restaurant and hotel development into town center from other existing
options as are ex available on North Road * "welcoming" of formula restaurants, recall our
towns strong impassioned rightful response to the then proposed McDonalds and also the
proposed CVS
Q4: Housing & Affordability: Do the updates support the kind of housing you
believe Southold needs?
No
Q5: What—if anything—would make housing options better for you and your
neighbors?
WE NEED LOW COST/AFFORDABLE HOUSING. Options for such seem to exist on Travelers,
Youngs (1400 Youngs Ave), 30 acre Main Rd property that use to be the drive in, Main Road
Capital One bank building *Enforce our Towns short term rental codes. Homes that could
then be long term leases. Perhaps not as much $ for owner, but these are
HOMES/RESIDENCES in NEIGHBORHOODS not commercial properties.
Q6: Natural Resources & Environmental Protection: Do these updates
adequately protect Southold’s natural resources, such as water, wildlife, and
woodlands?
No
Q7: If not, what else would you like to see in the zoning code for environmental
conservation?
Tough to say yes/no to this question, as the Town has done SO MUCH to preserve our land.
Still MUCH to be done to support water health and coastal resilience. May be outside scope
of the zoning code ie assure "number or trees" remain when land clearing for new
development, complete rectification of stormwater outfalls, stopping use of nitrates on
lawns near our waterways
Q8: Community Character & Historic Preservation: Do these zoning updates
help retain the character of the Southold you know and love?
No
Q9: If not, what do you think could be improved to preserve Southold’s unique
charm?
I keep hearing how our town needs to change to tourism based thinking, "no longer
agriculture based. "CAUTION* if we make tourism our focus we will lose our heart, we will
over time lose what makes us a unique community.
Q10: Traffic, and Safety. Do the proposed zoning updates adequately address
concerns related to traffic congestion and pedestrian safety?
No
Q11: If not, what changes would you recommend to improve or prevent further
traffic congestion and improve pedestrian safety in Southold?
Again, difficult to noodle this into a yes/no response. The recent fatal pedestrian accident in
town, perhaps even putting back the old "stop for pedestrian in crosswalk" signs to remind
people to slow down. Folks seems to be single minded to their own task/agenda and drive
as such thru our small towns. Not sure how you get folks to just slow down.
Q12: Support for Agriculture: Do the zoning updates provide sufficient
protections for Southold’s farming industry and farmland preservation?
Yes
Q13: If not, what changes would you suggest to further support agriculture and
prevent the conversion of farmland to non-agricultural uses?
No response
Q14: Economic Development: Will the proposed zoning changes foster
sustainable economic development while balancing environmental and
community concerns?
No
Q15: If not, how could the zoning updates better support the local economy
and businesses?
There seems to be a BIG push by small businesses to have hotels and restuarnts centralized
in town. REMEMBER a hotel is not like say a pizza parlor where there needs to be one in
every town. IT WILL CHANGE THE CHARACTER OF A TOWN. Perhaps formulating a
bus/tram/shuttle that could bring people to/from their lodging to towns, like a hop on hop
off option. Are the hotels (big and small) in Greenport and Riverhead at capacity? What
about a boost for our B&Bs?
