No / Extending the commercial use option to the former Grebe property on Fox Avenue does not seem to address community character or economic development as it would encroach on the existing residential nature of that area. Of greater concern is that Avenue B is north of that area and not part of the proposed change, but a driveway extending to Avenue B would mean it might be used by commercial vehicles. Avenue B is ALL residential, and it is a narrow road that cannot be widened. To allow commercial vehicles to use that road as a departure/entry road would vastly change the character of that neighborhood and pose a hazard to the many small children who live on that street. Q2: Land Use & Zoning: Do these updates make sense for how you want to see land used in Southold? No response Q3: Which zoning rules or land-use changes—if any—don’t work for you? I am opposed to extending the current mixed residential/commercial use for the old Grebe property, now Z&S, and allowing that property to be all commercial as doing so does not fit with the current residentail character. Q4: Housing & Affordability: Do the updates support the kind of housing you believe Southold needs? No response Q5: What—if anything—would make housing options better for you and your neighbors? No response Q6: Natural Resources & Environmental Protection: Do these updates adequately protect Southold’s natural resources, such as water, wildlife, and woodlands? No response Q7: If not, what else would you like to see in the zoning code for environmental conservation? No response Q8: Community Character & Historic Preservation: Do these zoning updates help retain the character of the Southold you know and love? No Q9: If not, what do you think could be improved to preserve Southold’s unique charm? Some proposed changes do retain the character, but the proposed change for Fox Avenue does not, at least the advantages have not been explained to me. Q10: Traffic, and Safety. Do the proposed zoning updates adequately address concerns related to traffic congestion and pedestrian safety? No Q11: If not, what changes would you recommend to improve or prevent further traffic congestion and improve pedestrian safety in Southold? Safe traffic flow and pedestrian safety would be compromised if Avenue B were to be used as a departure/entry road for the Z&S property on Fox Avenue. As well the noise component would compromise the character of the neighborhood. Q12: Support for Agriculture: Do the zoning updates provide sufficient protections for Southold’s farming industry and farmland preservation?
