No / For Fishers Island only, the proposal allows for too much density of housing without consideration of infrastructure (water supply, lines and capacity, power lines and supply from Groton and Sewer requirements that the Health Department may require - already adversely impacted one project). Fishers can not grow like the rest of Southold because et it does not have ample water and energy supply. It has no sewage treatment. If required by the Health Dept., where in the zoning proposal would the sewage treatment plant go? What’s land is zoned for that? Q2: Land Use & Zoning: Do these updates make sense for how you want to see land used in Southold? No Q3: Which zoning rules or land-use changes—if any—don’t work for you? The HMU1 category on Fishers Island allow for far too many uses that could over time adversely affect the island. Q4: Housing & Affordability: Do the updates support the kind of housing you believe Southold needs? No Q5: What—if anything—would make housing options better for you and your neighbors? The proposal allows for a lot of new housing options for Fishers Island. It’s too much though and if completely built out, it’ll look entirely overbuilt. Some multi family housing will be constructed next to single family neighborhoods/houses. Q6: Natural Resources & Environmental Protection: Do these updates adequately protect Southold’s natural resources, such as water, wildlife, and woodlands? No Q7: If not, what else would you like to see in the zoning code for environmental conservation? Consult with the Health Depot as to what it will require for water, sewer/septic (the Zero impact septics are way too expensive to install on Fishers Island to make building or housing economical) with the allowed density. Q8: Community Character & Historic Preservation: Do these zoning updates help retain the character of the Southold you know and love? No Q9: If not, what do you think could be improved to preserve Southold’s unique charm? Not on Fishers Island. Character and history of neighborhoods and houses will be compromised by proximate new developments that will be devoid of character. Q10: Traffic, and Safety. Do the proposed zoning updates adequately address concerns related to traffic congestion and pedestrian safety? No Q11: If not, what changes would you recommend to improve or prevent further traffic congestion and improve pedestrian safety in Southold? No consideration seems to be given to traffic and pedestrian safety on Fishers Island. Q12: Support for Agriculture: Do the zoning updates provide sufficient protections for Southold’s farming industry and farmland preservation? No Q13: If not, what changes would you suggest to further support agriculture and prevent the conversion of farmland to non-agricultural uses? No response Q14: Economic Development: Will the proposed zoning changes foster sustainable economic development while balancing environmental and community concerns? No Q15: If not, how could the zoning updates better support the local economy and businesses? HMU1 allowances will allow for a lot of potential economic development but at the cost of character of Fishers Island Q16: Additional Comments This plan has been very carefully put together with a lot of good work. What’s not evident is how what proposal views and deals with the impact on the entire island in terms of population density and how the new construction will be supported by appropriate and sufficient infrastructure. Those capacity limitations need to be considered in the total amount of building that’s allowed because, it will happen over a 10 year period and then island wont be able to handle the growth - infrastructure, essential services (fire & EMTs) Q17: Demographic & Contact Info.
