Q1: General Feedback: Do you feel the proposed zoning updates reflect the
needs of your community?
No / Overall the revised code does a good job of addressing the big picture. The current
code nuisances need to be addressed to reduce the burden on the Zoning Board and resolve
issues that deal with zoning variances that are being required due to changes in the code
over the years. Such items include - status of Pre-Existing CofO or Current CofO issued for a
property. It seems that prior CofO's are being ignored when analyzing projects for additions
or alterations. Would like to meet and discuss these items in detail

land used in Southold?
Yes
Q3: Which zoning rules or land-use changes—if any—don’t work for you?
The concept of three-dimensional zoning variance requirements, especially on property
that became non-confirming due to new zoning regulations instituted after the structures
were bult.

believe Southold needs?
Yes
Q5: What—if anything—would make housing options better for you and your
neighbors?
Zoning that allows for density housing while maintaining thew overall coverage guidelines.

adequately protect Southold’s natural resources, such as water, wildlife, and
woodlands?
Yes

conservation?

Yes

Not sure this is even an issue on the North Fork. People use it as a way to inhibit projects
but no real traffic study data is ever referenced.

protections for Southold’s farming industry and farmland preservation?
Yes

prevent the conversion of farmland to non-agricultural uses?

Q14: Economic Development: Will the proposed zoning changes foster
sustainable economic development while balancing environmental and
community concerns?

and businesses?
The environmental and community concerns NEVER relate to the proposed developments.
For example, resisting a new water main to the area because it would allow unlimited
development is a ridiculous argument. Zoning laws control the development, the water
issue is not related and totally a different concern.

I am a NYS Professional Engineer with a long resume of planning, construction and
environmental work. I have done technical writing throughout my career. I am available to
