Q1: General Feedback: Do you feel the proposed zoning updates reflect the
needs of your community?
No / At the southern end of Shipyard Lane in East Marion, the proposal calls for R-80 zoning
to replace Resort Residential. Why? This waterfront site would be ideal for a hotel and
restaurant, which would help meet the strong demand for visitors to the North Fork. With
R-80 zoning, you'd just get a few mega mansions used by a few people for a few weeks a
year. It's unclear if R-80 zoning would even generate enough development to make removal
of the existing eyesore financially viable. Shipyard Lane residents want as little activity as
possible, but the rezoning should do what's best for the area, not a handful of homeowners.

land used in Southold?

Q3: Which zoning rules or land-use changes—if any—don’t work for you?
The Oki-doke site, as noted. Also, R-80 zoning does not match longstanding development
along Main Road in East Marion. My house on 1/2 acre is grandfathered, but R-80 prevented
me from refinancing my house because the lender said it couldn't be rebuilt under R-80 if it
burned down. That cost me a lot of money.

believe Southold needs?
No
Q5: What—if anything—would make housing options better for you and your
neighbors?
However much affordable housing you proposed is almost certainly not enough for local
businesses to meet staffing needs with local residents.

adequately protect Southold’s natural resources, such as water, wildlife, and
woodlands?

Q7: If not, what else would you like to see in the zoning code for environmental
conservation?

help retain the character of the Southold you know and love?
Yes

charm?
Even though I love the local character, I am open to changes to allow for more rental units.

concerns related to traffic congestion and pedestrian safety?
No
Q11: If not, what changes would you recommend to improve or prevent further
traffic congestion and improve pedestrian safety in Southold?
There is no traffic congestion in Southold! But we do need changes to allow for safer biking.
There is strong demand for biking here but the shoulder of Main Road is not safe for bikers.
Q12: Support for Agriculture: Do the zoning updates provide sufficient
protections for Southold’s farming industry and farmland preservation?
Yes

prevent the conversion of farmland to non-agricultural uses?

Wiping out Resort Residential zoning for the Oki-doke site on Shipyard Lane does NOT
support the local economy and businesses. It accommodates the wishes of a few Shipyard
Lane residents.
