Yes / This is a yes, but... It looks like there is no addition to the business areas from the current code. I am wondering if that is too limiting especially to provide opportunities for new businesses. Restaurants: People often like to eat out because of the ambiance. Limiting restaurants to hamlet centers makes some sense but there may be other good places for restaurants especially if there are limitations on noise, music and size. Q2: Land Use & Zoning: Do these updates make sense for how you want to see land used in Southold? Yes Q3: Which zoning rules or land-use changes—if any—don’t work for you? Including hardscaping in lot coverage is a good idea but seems like exceptions have to be made for very small lots in more densely populated areas. Q4: Housing & Affordability: Do the updates support the kind of housing you believe Southold needs? No Q5: What—if anything—would make housing options better for you and your neighbors? I believe strongly that we need more affordable housing but this code is still to limiting. Some suggestions: Change year long lease to shorter periods like 9 months (think teachers). More flexibility in lease period. Size of ADU: allow for up to 50% of habitable space, so, for example, a family could have an apartment on one floor of the house while they live on another floor. Generally should increase the allowed size of non-attached ADUs - at least 1000 feet. 289-44.A4vi: what if there are one or an odd number of units. Need to be clear that ADU's are the priority. Not clear about outside door on ADU within a home. There needs to be an exterior door. Not clear if person has to be on the Town's affordable housing list or if just eligible is sufficient. Language varies in document. I support "elibible for:" 280-36 CHO: take out the word convenient, as can be used to be too limiting. Everyone virtually has cars now, so don't need to be that near public transportation. This becomes an excuse for not allowing community housing. Broaden the possibility of where community housing can be located, need to make available more than just land in halo zones and land with existing buildings. The challenge is also creating opportunties for starter homes for young families. Not sure how this can be supported in the zoning code. Q6: Natural Resources & Environmental Protection: Do these updates adequately protect Southold’s natural resources, such as water, wildlife, and woodlands? No response Q7: If not, what else would you like to see in the zoning code for environmental conservation? No response Q8: Community Character & Historic Preservation: Do these zoning updates help retain the character of the Southold you know and love? No response Q9: If not, what do you think could be improved to preserve Southold’s unique charm? No response Q10: Traffic, and Safety. Do the proposed zoning updates adequately address concerns related to traffic congestion and pedestrian safety? No response Q11: If not, what changes would you recommend to improve or prevent further traffic congestion and improve pedestrian safety in Southold? No response Q12: Support for Agriculture: Do the zoning updates provide sufficient protections for Southold’s farming industry and farmland preservation? No response Q13: If not, what changes would you suggest to further support agriculture and prevent the conversion of farmland to non-agricultural uses?
