Q1: General Feedback: Do you feel the proposed zoning updates reflect the
needs of your community?
No / Changing the Light Industrial Zone to Industrial, although the definition is only slightly
expanded, continues to, and increases the risk that that zone becomes more blighted than it
is already. There is empty built out space within the zone which shows there is insufficient
(no) demand for more industrial use. Furthermore, the Town, County, Land Trust, other
organizations and the taxpayers (!) have spent a lot of money preserving large swaths of
Oregon Road. It makes no sense to allow further industrial development on the remaining
open space. Instead, the remaining open space should be re-zoned agricultural to be
consistent with previous efforts on Oregon Road. Clearly the consultants used for this
exercise were not diligent as they studied this issue. Furthermore, the draft BESS code
absurdly allows siting these projects close to homes, schools, etc. Moss Landing proves the
dangers of these projects and thus they must be sited no less than 1 mile from people.

If a BESS on Oregon Road were to catch fire it would adversely impact the growers on
Oregon Road because all nearby crops and soil would be contaminated
