Motion made by Craig Arm, seconded by John Sepenoski, to accept meeting minutes of August 31, 2004. Motion carried 4/0. Inquiries: · WESNOFSKEPROPERTY SCTM # 1000-69-4-8.1 Location: s/s CR 48, Peconic Total Acreage: 8.23 acres Zoned: A-C CPF: Yes Reviewed lettedinquiry received from a potential purchasers, Michael and Karen Catapano. Michael Catapano presented their plan for the property that included setting off the existing house for a potential sale and keeping the remainder of the property as a farm (with development rights sold to the Town) and building a new home site in the back southeast corner. LPC members not in favor of purchasing the development rights if the existing relatively small farm is decreased in size by the creation of the additional residential lot. LPC members explained that the Catapano's proposal for a total of two residential lots may not qualify under the new subdivision regulations as a conservation subdivision. Members agreed to proposal to locate a fifteen (15') foot wide "flexible" right-of-way (driveway) within the width of the reserved area on the smaller parcel that would allow access to the reserved from Oregon Road. Public Hearing scheduled for Tuesday, September 21, 2004 at 5:00 p.m. Tentative closing dated scheduled for Thursday, September 23, 2004. The members entered into EXECUTIVE SESSION. RENDELPROPERTY SCTM # 1000-53-2-4 Location: Pipe's Cove area Total Acreage: 3.35 acres (wetlands) Zoned: LI CPF: Yes Reviewed status. Clarification re: LPC's prior determination. Melissa to contact Randy Parsons of The Nature Conservancy with members' decision. General: · Kenny's Beach area - discussion on possibility of preserving one lot in a former subdivision. Craig Arm recused himself from this discussion. · Melissa distributed copies of her complete status reports. Discussion picked up where left off from prior meeting focusing on "dormant" projects. END OF EXECUTIVE SESSION · Grippa contract signed. Public Hearing scheduled for Tuesday, September 21, 2004 at 5:10 p.m. John Sepenoski informed members that George Conway died recently. Mr. Conway had sold his developments rights (8.582 acres on Horton Lane, Southold) to the Town of Southold on December 29, 1999. Review of state grant submission and projects to be included on the grant. Melissa asked for any input from members as to possible projects to add to list prior to grant submission at the end of September.
