The proposed development should not be allowed in the Limited Business Zone. Multiple Contractors in
a Campus setting is for Industrial Zoning.
There are many different types of contractors and that casts a wide net for the types of businesses that
would be renting space.The developer stated at the Planning Board hearing that the Contractors would
only be working inside of the buildings rented space, this is not the nature of a Contractor they usually
need yard space. Contractors have larger trucks &pull utility trailers or dump trailers.They also have
machinery such as mowers, telescoping forklifts, regular forklifts, man lifts, hook trucks with dumpsters.
They also need plenty of supplies, electrical&plumbing, masonry, fencing, landscaping.This all leads to
plenty of congestion
Congestion on the site will be a problem, not just with the amount of equipment and material but also
with employee parking and deliveries to the individual businesses, which will most likely force those
deliveries out onto Route 48. UPS, Federal Express, Amazon deliveries will get in &out, but truck
shipment by flatbed or tractor trailer have no room and will use the Moffet Forklift out on the street.
Ingress and Egress from the site will be a serious concern due to the configuration of the County Road
with multiple traffic lights and no easy turn around near the property. If you're coming from the west you
will have to find a place to turn around on Route 48 possibly pulling a trailer. If your leaving the property
and want to head east you will have to make the turn around at Cox Neck road or go down Cox Neck road
to Westphalia road through residential and come out at the light on Route 48.The two traffic lights just
west on Route 48 do not benefit this property and will only add to congestion at this intersection
Having a contractor business at this location would be manageable but having 5 or 10, raises serious
concerns and should not be approved.
