WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
DISC' AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Sec. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
alk• as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

One lot situate, lying and being south of Long Beach and east of Long Beach
Lighthouse, designated on Map of Oyster Lots, Gardiners Bay, Orient Division as 154
acres conveyed by the Shell Fish Commissioners of Suffolk County to Thomas L. Moore
and others by deed dated July 17th, 1903, and recorded in the Suffolk County Clerk's
Office, Liber 542 at page 78, and with the Deeds of Oyster Lots, Liber 1,Page 219.
Excepting however, from said lots (b) and (d) as above described a parcel
containing 208 acres,more or less, conveyed by Sealshipt Oyster Systems to the Blue
Points Company by deed dated September 3, 1913, and recorded with the Deeds of
Oyster Lots,Liber 4, Page 262 and bounded and described as follows:
Beginning at a point on the line running from Point No. 1 as shown on said Map
115, to Point No. 18 as shown on said Map and distant from Point No. 1, 4550 feet;
running thence straight to point No. 4 as shown on said Map. The aforesaid being part of
the first parcel and third parcel conveyed to Sealshipt Oyster Systems by Jeremiah Smith
& Sons, and also a portion of land conveyed by Adolph Johnson and Grace L.,his wife,
to Stealshipt Oyster Systems by deed dated December 9, 1910 and recorded in Liber 849,
Page 279.
One lot, lying and being east of Long Beach Lighthouse and south of Long Beach
as designated on Map of Oyster Lots, Gardiner's Bay, Orient Division as 330 acres
conveyed by the said Shell Fish Commissioners to William E. Shipman, and others by
deed dated January 19, 1904, and recorded in the Suffolk County Clerk's Office in Liber
546, Page 320, and with the deeds of Oyster Lots, Liber 1,page 320.
EXCEPTING however, from said lots (b) and(d) as above described a parcel
containing 208 acres,more or less, conveyed by Sealshipt Oyster Systems to The Blue
points Company by deed dated September 3, 1913, and recorded with the deeds of Oyster

Frank L. Bersinger, Mary E. Pease, Charles A. Cook,Robert W. Hawkins, Belle F. Pease
by deed dated July 17, 1903 and 330 acres conveyed to William E. Shipman, Garrett W.
Howard, Garret W. Howard Jr.,Anna E. Shipman, Charles L. Pease, Barney Saving,
Wilbert M. King,Libbie 13. Corwin, Clara M. King, Frederick Locker,Nettie Baldwin,

All the right,title and interest in and to that part of the following described
premises not heretofore conveyed to Stare Oyster Co. by two several deeds, one recorded
in Liber 3 of Deeds of Oyster Lots at Page 406 on March 13, 1907, and the other in Liber
3 of Oyster Lots at page 496 on March 21, 1908 situate, lying and being under the waters.
of Gardiner's Bay in said County of Suffolk, and described as follows: southerly from
Bens Point and designated on Map of Oyster Lots Gardiner's Bay, Orient Division, as
579 acres conveyed to George H. Downs et al.,by William H. Conklin et al., Shell Fish
Commissioners of Suffolk County, by deed dated March 16, 1906. The premises hereby
conveyed containing 294 acres.
All the right, title and interest in and to the following described premises, situate,
lying and being under the waters of Gardiner's Bay in said County of Suffolk and
bounded as follows: Northerly a distance of 2017 feet by lands now or formerly of Fred
Ronik and others; easterly a distance of 2640 feet by lands unapplied for; southerly a
distance of 1125 feet by lands now or formerly of F. Monroe Dyer, and westerly a
distance of 3038 feet by other lands now or formerly of said Fred Ronik and others, and
being a tract of 100 acres in the southeast corner of a tract of 579 acres lying southerly
from Bens Point and designated on Map of Oyster Lots, Gardiner's Bay, Orient Division,
