Main Rd. &Youngs Ave.) cs9 ac •: Telephone: 631 765-1935 Southold, NY 11971 LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD To: Glenn Goldsmith, President Town of Southold Board of Trustees From: Mark Terry, AICP LWRP Coordinator Date: November 12, 2024 Re: LWRP Coastal Consistency Review for ANDREW &ANDREA CURTO SCTM# 1000-111-1-16 Jeffrey Patanjo on behalf of ANDREW&ANDREA CURTO requests a Wetland Permit to remove and replace 171 linear feet of existing timber bulkhead with new vinyl bulkhead in same location as existing (except for shortened section on west side beyond property line to be shortened to maintain work inside property line), and raised height 8" above existing top cap; remove and replace existing docks, ramps, platforms, walkways and ag-grade bluestone patios landward of bulkhead in same exact location and same exact sizes as existing consisting of a fixed dock with 2.5'xl8' section leading to a 6'x20' fixed dock"L" section, and a second dock to east consisting of a 3'x6' platform leading to a 3'x9' ramp to a 6'x12' floating dock, on-grade bluestone patios landward of existing bulkhead consisting of 9'x46' irregularly shaped, 15'x35' irregularly shaped, and existing walkway to dock and associated steps approximate size of 9'xl2'; all docks and platforms shall have un-treated timber decking installed after replacement. Located: 560 Fishermans Beach Road, Cutchogue. SCTM# 1000-111-1-16 It is my recommendation that the proposal is INCONSISTENT with LWRP Policies 6.3 (below) and therefore, INCONSISTENT with the LWRP. 6.3 Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction (c) Regulations for the placement and configuration of docking facilities. [17 Residential docks. [Amended 10-11-2005 by L.L. No. 17-2005] Only one catwalk may be permitted per residential lot. Only one mooring or dock may be permitted per residential lot. Upon a showing of special need due to low water level and hazard to property, the Trustees may permit both a mooring and a dock for the same residential property. [Amended 12-18-2007 by L.L. No. 23-2007] Two docks occupy the same parcel, and therefore, the proposed action does not comply with Chapter 275 Wetlands and Shorelines of the Southold Town Code. > Traffic Figure 1.
