Dear Ms. Lanza,
I attended the Fishers Island Zoning meeting on June 28 via zoom and have some questions I hope you
can address. Could you please let me know when the final date for submissions is or when you expect to
make a final decision on zoning changes?
In total, how many zones will Fishers Island have? How many does Fishers Island currently have?
How many of the proposed zoning changes are specific to Fishers Island (vs Southold) due to the unique
nature of our hamlet? ie, Is the proposed IM (island marine zone) unique to Fishers Island or is this zone
identical to what is used in the rest of Southold?
IM does not exist on the table of zoning districts that was distributed. Is it the same as M I- Marine I? What
types of structures/businesses are allowed in this zone? Someone said it includes hotels. If a hotel were
proposed, what would that process look like and if it were to be approved,
Where am I able to find the specific breakdowns for zones, ie R-120 vs R-80, R-40? I'm assuming it
indicates minimum/maximum lot size but cannot find specifics anywhere.
Lot size density? Maximum square footage? How does this vary by zone?
Is there any chance you could put together a cheat sheet like this one: https://www.pgplanning.org/wp-

Will there be any height restrictions (new or altered) in any zones on Fishers Island? What is the
maximum height allowance for residences? commercial buildings? Is there somewhere I can find this
online?
Are there currently or will there be any restrictions on teardowns? If no, will there be any requirements
going forward for using the same footprint? Notice to neighbors?
Are there currently any restrictions on driveway width? If so, where am I able to find this information? Are
there any proposed changes to driveway width allowances? Surface requirements (gravel vs asphalt) to
address runoff? Whi inspects driveway width- does this fall under the building department or zoning?
Why has the Theater received a Transitional zoning code? What does that mean? Does this designation
allow for changes in the building's future use? Could you please confirm the area behind the Theater,
known as the Parade Grounds is being re-zoned from AE (agricultural enterprise) or AC
(Agricultural Conservation) to R-400? I thought during the meeting this was referred to as conservation

space. With the new R-400 designation does this mean it can be developed? Was any consideration
given to an ODA zone assignment? Does this include the Police Barracks (752 Whistler Ave), zoned as R-
400? Is it limited to single family use in the R-400 zone?
Are owners being notified of zoning changes if their property is impacted? Do owners have a say in how
their property should be zoned?
Is all multi-family housing being converted to HR (hamlet residential)? Will this be the only multi-family
zoning designation on Fishers Island or can an R zone (R-40, 80, 120, 200, 400) be converted to multi-
family? How many residential zoning designations will Fishers Island have?
Why is Madeline Avenue split zones? One side is R80 and the other is R40. It looks like this designation is
being carried over from previous zoning but what is the difference between R40 and R80?
Why is 2238 Central Avenue being rezoned to HMU-1? I recognize it was previously "Corridor Business"
but it is in a clearly residential area and should be zoned R40 to match the rest of Madeline Ave as it
borders DIST (protected lands) and not other HMU-1 property.
What types of businesses are allowed in RB-1 (rural business zone) vs HMU-1 (hamlet business zone)?
How do the zoning codes differ? Why is the Community Center area zoned RB-1 and the Town and
Grocery store area is HMU-1?
What is the zoning code (in green on map) that is used for designated open space/protected lands?
DIST?
It appears Doctor's Offices, Continuing Care and churches can be in residential zones and do not receive
specific zoning designation. How does the Land Use Code get assigned within these areas? What is the
process for changing the Land Use Code?
