See below for some comments from my household on the new proposed zoning revisions from as engaged
members of the Orient and North Fork community.
While I appreciate the need for housing on the North Fork, I believe that allowing Multiple Dwellings in R-
40 and R-80 “as of right” with seemingly no guardrails could have some adverse consequences . Are there
any physical restrictions? This type of extreme clustering could result in townhouse developments in the
middle of farm fields or suburban neighborhoods which would not be in keeping with Community
Character.
While I appreciate the attempt to promote walkable communities, the proposed restrictions on Corridor
Business could leave some existing shopping centers vacant. I believe that small retail should be allowed
in Corridor Business. I also think that the restrictions on restaurants may be too limiting. Regarding
restaurants, currently there is a wide spectrum of restaurant types on the North Fork from waterfront to
farm field to strip mall-something for everybody. The proposed code only allows restaurants in Hamlet
Mixed Use and as an accessory to a Marina. Not every property owner in Marine II will have access to
waterfront suitable for a marina. The “grandfathering” of existing restaurants is fine, but perpetuates the
status quo and does not allow for reasonable growth.
If Agritourism is to be allowed in residential districts, the requirements must be carefully considered. The
popularity of some types of agritourism can be difficult to control, as demonstrated by the crowds at
Lavender by the Bay a few years ago. This wasn’t even agritourism per se, but blocked the Main Road for
weeks at a time. With only one route between Orient Point and Greenport, ferry traffic along with everyday
travel could be an issue. Another negative use was the recurring Burning Couch event held in a farm field in
Orient for many years in a row on development rights sold land.
The proposed code does not do enough to preserve unprotected scenic views of open space and
water. This is what makes our community special, and why most of us are here, paying our taxes, and
visiting local establishments.
