Dear Ms Lanza:
I’m writing to express my very deep concern regarding the proposed changes in the zoning
code , specifically in Orient .
I have lived in the Hamlet of Orient for over twenty years and been a licensed Realestate
agent for nearly that long . I own a property at 1100 Village Lane , currently zoned Hamlet
Business . I live there and also have run a small business there for many years .
My immediate concern is the proposed change of the four properties ( 22260,22420,22350
and 22540) along the main road near Village Lane . Two of those properties ( 22420 and
22350) are owned by the family that has run the Candyman for three generations . They
make candy , sell candy retail and also some other retail gift items .
It is my understanding that the comprehensive plan proposes that these four properties
should be changed from Business to “ corridor” Business which i gather from the last
meeting i attended ,and from your printed handouts ,will not allow any retail .
As someone very familiar with Orient Village , Orient Point , the community along Young’s
Road and East Marion , i cannot understand the rational that these four properties should
be limited in the future from any retail use . Their location , while located on the main rd is
absolutely part of our village ( walkable from many homes) and ideal for a number of
potential retail uses ( grocery , gift , take-out ) that i believe would be welcomed,
convenient and useful to our community . The very term “ corridor “ concerns me , as
though this potential retail center is merely a “ passage” to somewhere else , not part of
our community , with no actual “ there there “.
In addition to retail being prohibited , I’m concerned by some of the proposed allowable
uses : funeral home ? Burial services ? Gas station ? Car Wash ?vehicle / boat storage ?
Distillery? Agritourism ? Small wind energy system ? The list goes on of proposed uses ,
and those proposed to be allowed by special exception or accessory use . Few of these
seem to me to be of any benefit to the local community or “ character “ of the area which i
hear so much about .
Should these four properties be converted to Hamlet Business ? or should the definition
and proposed uses for Corridor business be re-visited ? I’m not sure, but I’d certainly like

to see some consideration of the potential consequences of converting these properties to
Corridor Bysiness as it is currently defined .
