Re: Proposed Zoning Code— Mullen Motors
Dear Supervisor Krupski and Planning Director Lanza:
I am writing this letter in regard to the change of zoning being proposed for Mullen Motors
located at 55980 Route 25, Southold, NY. We are a four-generation family business who has
been in the same location in Southold since 1927. The property has always been classified as B
General Business Zoning.
When I attended the first meeting the town held about the zoning changes, I was advised by the
Town that the properties zoned B General Business would be changed to Corridor Business.
When I recently reviewed the interactive map posted on the Town's website, our general
business zoning designation was eliminated, and replaced with Hamlet Mixed-Use II. The
permitted uses in Hamlet Mixed-Use II zone do not allow automobile sales or automobile repair
shops.
I attended the meeting last night at the Southold Recreation Building and listened to the Town's
presentation in which it was repeatedly stated that the proposed changes are not final and that
business owners are encouraged to provide comments. The Mullen Family does not agree with
the proposed zone change and list of proposed permitted uses within that zone for their
property. We feel it is very unfair and despite having our uses grandfathered into what we do
now, changes in the future would not be allowed. We would lose all future equity in the
property.

We strongly recommend that the Town incorporate the following permitted uses in the Hamlet
Mixed-Use II zone, uses which are currently permitted under current zoning.
"We propose that the following definitions be incorporated in the Definition section of the
Zoning Code and that these respective uses be clearly stated as permitted uses in the
Hamlet Mixed Use 11 zone.
AUTOMOBILE SALES LOT OR BUILDING
A lot or building used for the sale or hire of automobile equipment. This shall be interpreted to
include new and used car dealerships and auto accessory salesrooms but not the sale of junked
automotive equipment.
AUTO REPAIR SHOP
A commercial use involving the adjustment, painting, replacement of parts or other repair or
restoration of motor vehicles."
This addition to the proposed code could solve our problem. New car companies today are
looking for big auto mall type stores. They are not looking for small facilities.
In closing, I ask that you incorporate automobile sales lots or buildings and auto repair shops as
permitted uses in the Hamlet Mixed Use II zone so that we can continue to be a viable local
business in the Southold community.
